A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday,
February 13, 1997, at 10:00 a.m. in the Conference Room of the Weld County Administrative Offices, 1400 N.
17th Avenue, Greeley, Colorado.

REQUEST: Planned Unit Development Final Plan for a 6 (six) lot Subdivision
LEGAL DESCRIPTION: Part of the E2 of the SE4 of Section 21, T4N, R68W of the 6th P.M., Weld
County, Colorado
LOCATION: North of and adjacent to Weld County Road 42; west of and adjacent to Weld County
Road 7. For a more precise location, see legal.
Shani L. Eastin and Kevin McCarty gave an overview of the proposed site.
Gary Sandau requested Mr. McCarty notify the Berthoud Fire Protection District of plans to bury the propane
tanks in case there are distance requirements involved.
There was discussion about the pros and cons of going under or over the road for electricity. It was noted that
there is a possibility this property will be contiguous with Berthoud within a couple of months due to an
annexation request on the northeast side.
Don Carroll asked if there were objections to a 15 foot perimeter easement around the entire property. Mr.
McCarty stated his only objection would be on the east side where there will be a row of trees by the Little
Thompson water line easement.
Sue Skaley moved to approve the Final Plat Subdivision with the addition of a 15 foot utility easement on the
south, west, and north, and a 15 foot utility easement on the east side from the north, south to Alpine Sky Drive.
Gary Sandau seconded the motion. Motion carried unanimously.

REQUEST: Planned Unit Development Final Plan for 40 lot subdivision for I-1 and C-3 uses,
Filing II
LEGAL DESCRIPTION: A portion located in the S2 of Section 5, T2N, R68W and a portion located in
the N2 of Section 8, T2N, R68W of the 6th P.M., Weld County, Colorado
LOCATION: South of and adjacent to State Highway 119; west of the intersection of Weld County
Road 3-1/2 and Highway 119. For a more precise location, see legal.
Chris Goranson gave an overview of the proposed site. This application is the second phase, adjacent and
to the west of the first phase.
Don Carroll stated the items in question in the first phase were the outlots and the greenbelt easements. Kris
Pickett stated there is a 15 foot perimeter easement this time.
Kris Pickett stated that there will be internal easements as lots are sold, due to the fact that someone might
purchase adjoining lots. Chris Goranson stated that anyone who develops in this area must go through the
Site Plan Review process, which is when the easements will be established.
Sue Skaley asked if the Utility Board members see the Site Plan Reviews. Todd A. Hodges stated that they
are sent only to the referral agencies. Both Bill Gray and Sue Skaley requested that they be listed as referral
agencies so that they would see the Site Plan Reviews. Mr. Hodges stated that a note could be made on the
plat to that effect.
There was discussion regarding landscaping in the greenbelt and outlot areas, sight distance in regards to
tree growth, and maintenance of common areas.
Bill Gray motioned to approve the Final Plat Subdivision with the addition of the statement that when lots are
sold in multiples, easements will be provided at Site Plan Review.
Sue Skaley seconded the motion. Motion carried unanimously.
