In 1976,this property was awarded a special permit allowing an aircraft salvage yard. We would like you to consider amending the current permit to allow our communication proposal.Although the permit originally awarded was not called a Use By Special Review (USR)Permit, it had the same characteristics and was similar in nature and purpose to today's USR Permit. Therefore,their function was equal. A Use By Special Review,according to the Weld County Zoning Ordinance, can allow uses that,"are determined to be more intense or to have a potentially greater impact than the Uses Allowed By Right in a particular zone district."A Use By Special Review Permit requires special measures and distinctive steps to ensure that the health,safety,and general welfare of the public are protected. The Permit for this property was granted because the Board of County Commissioners felt,with specified conditions, this development would not be detrimental to County residents. Today,this property consists of the outdoor storage of buses,planes,and cars.A large mechanical parts storage pile lies immediately north of our proposed lease area.In addition, only 240 feet from our proposal is a 9,500 square foot manufacturing and maintenance building. Since our proposed facility will not produce noise, odor, heat,waste, traffic,light, or any pollutants,we would like you to consider that this proposal fits well within the boundaries of the existing USR.SBA feels a wireless telecommunications facility,will not be detrimental to the health and safety of the citizens or create any negative impact.
