Eastin DATE: January 21, 1998 COW- FROM: Sheble McConnellog, Health Department • COLORADO SUBJECT: Gilbaugh, Ivan & Joanne S-441 Environmental Protection Services has reviewed this proposal and due to the small size of these lots, our Department has a concern about the animal waste generated from the horses in these lots. The following conditions are recommended to be part of any approval: 1. A Weld County Septic Permit is required for the proposed home septic systems on Lots A, B, & C and shall be installed according to the Weld County Individual Sewage Disposal Regulations. 2. Waste materials including manure shall be removed from the residential lots in a manner that will prevent nuisance conditions. The manure piles shall not be allowed to exist or deteriorate to a condition that facilitates excessive odors, flies, insect pests, or pollutant runoff. Please Note: In the past, our Department has received complaints about manure not being removed from the residential lots in a timely manner. The access will be an extension of Appy Road to service Lots 15-A and B. JAN 2 0 1993 Gilbaugh Appaloosa Acres is a privately maintained subdivision. '64 frill v D REQUIREMENTS: The access road should be a minimum width of 30 feet. Please refer to Subdivision Ordinance 10.5.10. The applicant should consider designing an eyebrow or a cul-de-sac to accommodate easier turning movements at the end of this access road for emergency turn-around. There will be no direct access to WCR 41 from Lots 15 A and B. Both lots should utilize Appy Road as their main access points. The standard utility easements are as follows and should be adhered to on the drawing: 10 feet on either side, utility easementes between lots, a 15-foot perimeter lot line abutting Appy road, WCR 41, and the north property line of Lot 15-B. cc: Commissioner Webster S-441 plan20 Hello
