The proposal is consistent with the WCCP allowing for an agriculturally based small business (owner -operated) to establish on a residential site within the agricultural zone providing that little impact to surrounding properties and interests occurs. 2. Our proposal meets the zones intent in that the business will promote and support agriculture through the construction and maintenance of agricultural equipment. 3. The proposal is compatible with future development as no prime farm land will be removed from production, nor is the site located within an urban area. Further, the proposed building is multi -purpose, i.e., residential, agricultural on approved commercial uses. 4. The uses surrounding this site are compatible with our proposal including dairy production, farming, and small agricultural - commercial uses. 5. No flood plain zone; c.f. "Sewage Disposal System permit," page 1; and pages 1 and 2 of "water features: in soil analysis report. No geologic hazard zone, c.f. "Building site Development" page 1 and 2 of soil analysis report, all included in the proposal. The site is not located near the airport nor overlay zones. 6. No agricultural land will be appropriated. The site is located on the south-west side of Weld County Road 388; a river and collecting basin. No productive land lies along this side of road 388 for approximately two miles, east and west. 7. The proposed business will crate no environmental or health hazards nor will it endanger public safety or welfare. 8. It will be used to operate a self -owned and worked machine shop specializing in agricultural equipment. 9. The proposed site is within 3.0. feet of the owner - applicants residence. It is within 400 feet of the residence of the nearest property owner (i.e., Cockroft, Loren and Marilynd J., parcel #09315000025), but separated by a six-foot solid wood fence surrounding and screening from view that portion of the owner -applicants property. 10. Only the owner -applicant will be employed at this site; hours from 6:00 a.m. to 3:30 p.m. 11. One person 12. No animals 13. The equipment will include a small lathe, a small mill, a welder and small hand tools. 14. One building will be erected on this proposed site; a 30' x 40' standard post frame building 15. Usual personal and business rash will be disposed of through a commercial service. 19. Construction will begin approximately 120 days after filing of application and final approval. Length of construction, in winter; 2 months. 20. The sites erosion control measures include a newly extended 120' drainage culvert (extended 60'; 7.97) (c.f. recorded exemption No. 0963 -15 -RE -817) to allow irrigation waste and rainfall to escape across the northwest corner of the site to the South Platte River Basin. Landscaping will be extensive and will emphasize native flowering and fruiting trees and shrubs, flowers and grasses. 21. No reclamation procedures are planned or necessitated except for landscaping and aesthetic concerns. 22. As Weld County's economy is agriculturally based, custom agricultural repair and construction are necessary. I specialize in rebuilding of parts and machinery; locating hard to find parts and materials; machining of new parts no longer available or at a lower cost than new, a complete custom operation. 23.
