Dear Planning Commission Members,
It has come to my attention that the commission is meeting today
to consider rezoning property near Weld county Road 74 between
roads 47 and 49. As a resident of this area I am very concerned;
however, my job will not allow me to attend the hearing, I drive
that road about twice a day and I never saw a sign requesting a
zoning hearing. There has been a real estate company sale sign at
this location for at least two months. Recently a sign was put up
to announce that there would be a Habitat home built in the 'area.
I have a great concern about a home built along a creek that floods
in extreme rains.

I understand the zoning is for a automobile mechanic shop. There
has been a shop at this location for some time. I never thought
about the zoning issue. However, this does not look like a shop
where a few cars are fixed. Recently, the area looks like a savage
area with many cars and other vehicles there. The individual that
has the shop has a history of contaminating the ground. The city
of Ault could provide information about this issue. I would like to
know if the health department or planning commission, has
personally visited this sight to make sure that there are no
problems with ground contamination. I also have a concern' that
during a rain oil, antifreeze, and gas could run into the creek. I
am concern about the agricultural area and allowing this type of
business.
A neighbor has been quoted as saying that people have also lived
in a bus that is parked at this business. I hope that the planning
commission will consider this matter very carefully before issuing a
zoning change.

To Whom It May Concern:
We are asking that the Weld County Planning Commission not allow an auto salvage
yard be housed on this property. A business is one thing, but a junk yard, ire feel,
should not be allowed along a creek where drainage from rain and snow will
contaminate all surrounding area and land due to oil. gas. and antifreeze that would
be present in a salvage yard.
At the present time, as for the past three years, there is a large number of cars and
trucks stockpiled on this property. Please take this factor into consideration when you
decide whether to issue a permit.

To the Board of County Commissioners:
I own the sprinkler irrigated property located just east of the lot
under review.
I support the efforts of Joe and his family to make a contribution
to the community. The property under review was unused and
deteriorating before Joe put it to use. Joe is a good neighbor.
He has a concern to raise his family in a healthy environment .
The one concern that impacts my property directly is the quality
with which the repair shop and storage areas are screened. I
believe that this facility can be aesthetically pleasing if it is
appropriately screened with trees and shrubs .
Concerns have also been expressed regarding waste control and
disposal to maintain an attractive community.
As a neighbor, I support this approval of this application for use
by special review.
