The Environmental Protection Services Division of the Weld County Health Department was unable to locate septic permits for the septic system serving the home involved in this application. Any existing septic system(s) which is not currently permitted through the Weld County Health Department will require an I.S.D.S. Evaluation prior to the issuance of the required septic permit(s). In the event the system(s) is found to be inadequate, the system(s) must be brought into compliance with current I.S.D.S. regulations. B. The following note shall be placed on the plat: All proposed or existing structures will or do meet the minimum setback and offset requirements for the zone district in which the property is located. C. All access shall be clearly shown on the plat. D. The number of animal units on Lots A and B shall not exceed the maximum number allowed in the agricultural zone in Weld County. E. One single family dwelling unit per legal lot shall be permitted, as set forth in Section 31 of the Weld County Zoning Ordinance. 6. The applicant shall submit a mylar plat to the Department of Planning Services to be recorded in the office of the Weld County Clerk and Recorder. Recently I received an 80 acre parcel of dry land from my father ' s estate. I do not wish to retain this smaller parcel with the old house, barns , outbuildings and windbreak tree lot as part of my family ' s irrigated farming operation. I want to sell this land in two parcels and reinvest in irrigated farm land. The smaller 10 acre parcel is in the southeast corner of the 80 acres , adjacent to WCR 55 between SCR 76 and 78 . It has a usable domestic well , but North Weld County Water is available as evidenced by the enclosed water supply statement. Electrical and telephone services are in use. It has an adequate septic system presently in use. The smaller parcel will be maintained as a principle dwelling with minimal pasture. The larger parcel is in seeded grass and is big enough to maintain its agricultural integrity compatible with the surrounding dryland farming/pasture area. Neither parcel has any oil or gas production facilities . The proposed parcels are in the Galeton Fire Protection District and Eaton School District. This proposal is consistent with the Weld County Comprehensive Plan ' s intent because it does not include prime irrigated farm ground for food production and does not change its use in the future.
