EATON COUNTRY CLUB
USE BY SPECIAL REVIEW QUESTIONAIRE
1.) Explain, in detail, the proposed use of the property.
The proposed use of the property will remain as a Country Club and Golf Course as
it has been since 1968, this review is only for the permit to add approx. 3000 sq. ft. to
the existing Country Club Clubhouse. The addition is primarily additional dining
room space, updated bathrooms and cart storage with a larger patio deck.
2.) Explain how this proposal is consistent with the intent of the Weld County
Comprehensive Plan.
This proposed addition to the Country Club Clubhouse should have no affect on the
Comprehensive Plan, there is no use change.
3.) Explain how this proposal is consistent with the intent of the Weld County Zoning
Ordinance ald the zone district in which it is located.
The property is zoned agricultural which also what surrounds 3/4 of the property,
this zoning would not change. And is the reason for the Special Review. The
Country Club as a use has been in existence since 1968 prior to the enaction of
zoning in Weld County in the early to mid 1970's.
4.) What type of uses surround the site ? Explain how the proposed use is consistent and
compatible with surrounding land uses.
The surrounding land uses to the east, west and north are all agricultural and
residential to the south (Hawkstone). Both of these uses are compatible with the
existing golf course and as far as residential always welcome.
5.) Describe, in detail, the following:
A.)How many people will use the site? The membership is presently 504
B.) How many employees are proposed to be employed at this site? 52 current
employees.
C.)What are the hours of operation? From 8:00 am to 12:00 pm daily.
D.)What type and how many structures will be erected on this site? There will be
only a 3000 s.f. addition to the existing Clubhouse. The facility will be single
story with basement walkout. Only other structures are golf course shelters
and service shop shed.
E.) What type and how many animals, if any, will be on this site? "Not Applicable"
F.) What kind (type, size, weight) of vehicles will access this site and how often? All
member's cars and pickups along with food delivery trucks. Membership
vehicles are always coming and going mostly on the weekends, delivery
trucks every other day in the mornings.
G.)Who wi Il provide fire protection to the site? Eaton Fire Protection District.
H.)What is the water source on the property? (Both domestic and irrigation)
Domestic water is North Weld Water, irrigation is Larimer/Weld Water.
I.) What is the sewage disposal system on the property'? (Existing and proposed).
Eaton Sewer
J.) If storage or warehousing is proposed, what type of items will be stored? "Not
Applicable"
6.) Explain the proposed landscaping for the site. The landscaping shall be separately
submitted as a landscape plan map as part of the application submittal.
The existing landscaping will not change with the exception of a landscaped area in
the front south east and north east sides of the Clubhouse between the parking
lot/walk and the new addition of the facility.
7.) Explain any proposed reclamation procedures when termination of the Use by Special
Review activity occurs. "Not Applicable"
8.) Explain how the storm water drainage will be handled on the site.
All the storm water is diverted to the west through storm drains or by grade to
existing on site ponds and lakes on the Golf Course. This water is used partially for
irrigation of the course.
9.) Explain how long it will take to construct this site and when construction and
landscaping is scheduled to begin.
The construction project should take 6 months to complete,additional landscaping
will be completed in the spring 2000. The project will hopefully begin Oct/Nov 1999.
10.) Explain where storage and/or stockpile of wastes will occur on this site.
There is an existing trash court next to the Clubhouse for the waste the facility
produces and trash is picked up regularly.
