• RESOLUTION RE: GRANT MOBILE HOME PERMIT #2055 - MILLER WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, the Board of County Commissioners of Weld County, Colorado, on the 18th day of June, 1997, considered the request of Joe and Chris Miller, 13500 Weld County Road 19, Platteville, Colorado 80651, for a mobile home to be used as a principal dwelling, and WHEREAS, said mobile home is to be occupied in an A (Agricultural) Zone District on a parcel of land being more particularly described as follows: Part of the NW1/4 of Section 26, Township 2 North, Range 67 West of the 6th P.M., Weld County, Colorado WHEREAS, the Board of County Commissioners, having heard the testimony, finds that said request should be granted subject to the following conditions: 1. Prior to occupancy, the mobile home shall be connected to an approved septic system and a legal water supply. 2. The applicant shall utilize the existing oil and gas access road to serve the mobile home. No additional accesses shall be granted from Weld County Road 21, per a referral from the Public Works Department dated April 4, 1997. 3. The mobile home shall not be occupied until such time that the applicant has complied with Conditions 1 and 2 stated above. Section 43.2.6.1.1 - The mobile home will be compatible with the surrounding area. There are approximately 11 mobile homes within a 1.5 mile radius of the site. The proposed mobile home will not be incompatible with the homes in the area. b. Section 43.2.6.1.2 - The mobile home appears compatible with the Weld County Comprehensive Plan. The applicant intends to have a farm laborer live in the home to maintain their cattle (approximately 50 head on site) and their 115 acre parcel. This residence would be the only residence on the site. c. Section 43.6.1.3 - There is adequate availability of water and sewage disposal facilities for the mobile home. The site is serviced by Central Weld County Water District a new septic system. d. Section 43.6.1.4 - The general health, safety and welfare of the inhabitants of the area and the 971154 county will not be jeopardized or compromised by the location of the mobile home on this site. The Department of Planning Services' staff recommendation for approval is conditional upon the following: 1. Prior to the occupancy of the mobile home, the mobile home shall be connected to an approved septic system and a legal water supply. 2. After this time period the lots would likely be developed with out- buildings, corrals, etc. It has been the Department's experience that after development there is not adequate area for replacement systems.
