This property conversion from Ag to commercial would require the
following:
1 . Meet Uniform Fire Code (1991 Edition) for dust collection and
interlock of machines.
2. Provide a fire flow requirement of 1000 GPM from fire hydrant and/or
3. Fire sprinkler cabinet shop.
4. A fire access lane or public roadway at least 20' wide is required.

Enclosed is an application from Richard D. & Dorothy Schild for a Site Specific Development Plan and a
Special Review permit for a cabinet shop building in the A (Agricultural) zone district. The parcel of land is
described as Lot B of Re-1723, located in part of the NE4 of Section 7, T7N, R67W of the 6th P.M., Weld
County,Colorado. The location of the parcel of land for which this application has been submitted is west of
and adjacent to Weld County Road 15;south of and adjacent to Weld County Road 84.
The application is submitted to your for review and recommendation. Any comments or recommendation you
consider relevant to this request would be appreciated. Your prompt reply will help to facilitate the processing

I have reviewed the application and have the following comments:
I would like the applicant to place on the mylar the designated parking slots for the employees and
visitors along with adequate turn around areas for lumber deliveries, trash trucks, and UPS trucks.
Commercial access standards required at least a 24 feet wide access with 20 feet radiuses on to WCR
15 and a 15 inch diameter culvert if required for drainage.

PT NE4 of Section 07, Township 07 North, Range 67 West
Environmental Protection Services has reviewed this proposal; the following
conditions are recommended to be part of any approval:
1. All liquid and solid wastes shall be stored and removed for final disposal
in a manner that protects against surface and groundwater contamination.
2. If applicable an Air Pollution Emission Notice (A.P.E.N. ) and Emissions
Permit application must be submitted to the Air Pollution Control
Division, Colorado Department of Health.
3. No permanent disposal of wastes shall be permitted at this site.
4. Waste materials shall be handled, stored, and disposed in a manner that
controls fugitive dust, blowing debris, and other potential nuisance
conditions.
5. The maximum permissible noise level shall not exceed the , residential
limit of 55 db(A) as measured according to 25-12-102, Colorado Revised
Statutes.
6. An individual sewage disposal system, is required for the proposed
facility. The system must be designed by a Colorado Registered
Professional Engineer according to the Weld County Individual Sewage
Disposal.

7. Prior to recording the plat, the applicant shall submit a waste handling
plan to the Environmental Protection Service Division of the Weld County
Health Department. The plan shall include at a minimum, the following:
1. ) A list of wastes which are expected to be generated on site (this
should include expected volumes & types of waste generated) .
2. ) A list of the type volume of chemicals expected to be stored on site.
3. ) The waste handlerfacility where there waste will be disposed(include
the facility name, address, and phone number) .
