Environmental Protection Services has reviewed this proposal; the following
conditions are recommended to be part of any approval:
1. All liquid and solid wastes shall be stored and removed for final disposal
in a manner that protects against surface and groundwater contamination.
2. No permanent disposal of wastes shall be permitted at this site.
3. Waste materials shall be handled, stored, and disposed in a manner that
controls fugitive dust, blowing debris, and other potential nuisance
conditions.
4. Fugitive dust shall be controlled on this site.
5. The maximum permissible noise level shall not exceed the commercial limit
of 60 db(A) , as measured according to 25-12-102, Colorado Revised
Statutes.
6. A restroom served by an individual sewage disposal system is required for
the proposed facility and shall be designed by a Colorado Registered
Professional Engineer in accordance with Weld County Individual Sewage
Disposal Regulations (I.S.D.S. ) in the event the residence is located
within 200 feet of the facility structures, the restroom in the home may
be used (instead of a new restroom and septic system) . However, if this
is the case, then the applicant shall have an I.S.D.S. evaluation
performed by a Colorado Registered Professional Engineer to determine if
the home's septic system had been adequately designed for the additional
proposed load.
7. Prior to recording the plat, the applicant shall submit a waste handling
plan to the Environmental Protection Service Division of the Weld County
Health Department. The plan shall include at a minimum, the following:
1. A list of wastes (i.e. used oil and other fluids, etc.) which are
expected to be generated on site (this should include expected
volumes and types of waste generated) .
2. A list of the type volume of chemicals expected to be stored on
site.
3 . The waste handler facility where the waste will be disposed
(include the facility name, address, and phone number) .

I have reviewed the application and have the following comments: ,
I would like the applicant to provide the approximate number of vehicles that may be stored on the
site at one time. Is this facility limited to only passenger vehicles or will there be tractor-trailer rigs
parked there? If so, we may need to address the turning radius within the storage area to
accommodate larger vehicles.
Would the applicant be willing to give up one of their existing driveways to limit multiple access
to WCR 13? Does the main access to the commercial area have an adequate turning radius to
accommodate transport vehicles such as roll-back car haulers? The minimum width for a
commercial access is 24' wide with a 40' radius per the Weld County Public Works policy.
