APPROVED WITH CONDITIONS
The Department of Planning Services has determined through the review that the standards of Sections 11.5.1 through
11.5.6 of the Weld County Subdivision Ordinance have been met. This Recorded Exemption is approved with the
following conditions in accordance with information submitted in the application and the policies of the County.
A Weld County septic permit is required for any proposed home. The septic system shall be installed according to the
Weld County Individual Sewage Disposal System (ISDS) regulations.
Any existing septic system which is not currently permitted through the Weld County Health Department will require an
I.S.D.S. Evaluation prior to the issuance of the required septic permit. In the event the system is found to be inadequate,
the system must be brought into compliance with current I.S.D.S. regulations prior to recording the plat.
The plat shall show a thirty(30)-foot access easement across the east boundary of Lot B for the benefit of Lot A leading
to an access point onto Weld County Road 26. Said access easement shall be dedicated on the plat for the use as
shown using the language set forth in Section 11.7.1.12.5 of the Weld County Subdivision Ordinance, as amended.
The property shall retain one existing access from Lot B to Weld County 1 and one existing from Lot B to Weld County
Road 26. No additional accesses shall be allowed.
The following note shall be placed on the plat: All proposed or existing structures will or do meet the minimum setback
and offset requirements for the zone district in which the property is located.
The applicant shall submit a mylar plat to the Department of Planning Services to be recorded in the office of the Weld
County Clerk and Recorder. The plat shall be prepared in accordance with the requirements of Section 111.7 of the Weld
S
County Subdivision Ordinance. The plat shall be submitted within sixty (60) days from the date of approval by the
Department of Planning Services. The applicant shall be responsible for
ppaying the recording fees.

Dear Mr. & Mrs. Rider:
Your recorded exemption application is being processed. If it is determined that the application meets the
approval criteria of the Weld County Subdivision Ordinance, you will be notified that the recorded
exemption is approved. If the staff determines that the application does not meet the approval criteria, you
will be notified and asked to appear before the Board of County Commissioners at a public hearing. You
will be informed of the hearing date prior to the hearing. The Board of County Commissioners will then
consider your application and make a final decision on the recorded exemption.
It is the policy of Weld County to refer an application of this nature to any town or municipality lying within
three miles of the property in question or if the property under consideration is located within the
comprehensive planning area of a town or municipality. Therefore, our office has forwarded a copy of the
submitted materials to the City of Longmont Planning Commission for its review and comments. It is
recommended that you and/or a representative be in attendance at the City of Longmont's Planning
Commission meeting to answer any questions the Commission members may have with respect to your

Mr. Rider called the Department of Planning Services on June 19, 1996, to request that
he be able to include an utility easement with the access easement on the plat for 2nd
AmRE-531. I took Mr. Riders request to staff on June 20, 1996, and staff agreed that
this change was adequate. Mr. Rider called me on June 21, 1996, and I indicated to him
that his request was granted by the Department of Planning Services. I also suggested
that he call Gloria Dunn, the planner who processed the case and confirm this
information with her. (Gloria is currently on vacation)

Amended Recorded Exemption Questions
1 . We have applied for a well permit
We have applied to the City of Longmont for a water
tap. There is an 8" line along WCR 26 . There is irrigation
water from the Oligarchy ditch that has been used.
2 We have a current perk test but our septic permit has
expired . We plan on applying for a new one .
3 The property along with adjoining property is prime
farm ground, no livestock, buildings or improvements are
on the property.
(4—:\ The reason for the amendment request is to change the
shape of the lA lot . It is now approximately 125 x342
and is to long one way and short the other way. We would
like to change it to 180 x 242 Appr. Lot B will still be
farmed and Lot A for a residence . Lot A is presently in use
for Ag.

Weld County Planning
On Feb 14th 1996 we mailed a well application along with
a check for $60 . to the Division of water Resources in
Denver Colo.
The city of Longmont has a 8" water line along WCR 26 and we
are in the process of submitting an application for an
outside water tap. We will use either one or both for a
source of domestic water .

Environmental Protection Services has reviewed this proposal; the following
conditions are recommended to be part of any approval:
1. The Environmental Protection Services Division of the Weld County Health
Department was unable to locate a septic permit for the septic system
located on the larger parcel of this application. Any existing septic
system(s) which is not currently permitted through the Weld County Health
Department will require an I.S.D.S. Evaluation prior to the issuance of
the required septic permit(s) . In the event the system(s) is found to be
