Health Department • COLORADO CASE NO.: USR- 1223 NAME: Fischer, Bart & Geri Environmental Protection Services has reviewed this proposal for a home construction business. The following conditions are recommended to be part of any approval: 1) All liquid and solid wastes(as defined in the Solid Wastes Disposal Sites and Facilities Act, 30- 20-101, C.R.S., as amended) shall be stored and removed for final disposal in a manner that protects against surface and groundwater contamination. 2) No permanent disposal of wastes shall be permitted at this site. 3) Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust, blowing debris, and other potential nuisance conditions. 4) The maximum permissible noise level shall not exceed the residential limit of 55db (A) as measured according to 25-12-102, Colorado Revised Statutes. 5) Adequate toilet facilities shall be provided for the public and employees. 6) The facility shall utilize the existing septic systems. 7) The facility shall utilize the existing public water supply. SUBJECT: USR-1223; Bart and Geri Fischer COLORADO The Weld County Public Works Department has reviewed this proposal. This project falls primarily under the purview of the Weld County Use by Special Review Standards. Our requirements are as follows: 1. Access: WCR 1 (County Line Road) is designated on the Weld County Transportation Plan Map as an arterial status road which requires 100 feet of right-of-way at full build out. There is presently 60 feet of right-of-way. This road is maintained by Boulder County. The existing residential access onto WCR 1 is split by a large bush which creates a sight distance problem in both directions. I recommend this access be consolidated into one residential access by trimming or removing the bush causing problem. WCR 16.5 is designated on the Weld County Transportation Plan Map as a local gravel road and is maintained by Weld County. The existing business access is located 200 feet from WCR 1, has adequate sight distance in both directions, and is capable of handling construction equipment with no improvements required. 2. Off-Street Parking_The proposed parking and outdoor storage area is approximately 130' x 130'. This appears to be adequate to accommodate equipment and some outdoor storage. It is presently screened on three sides. 3. Storm Water Drainage: The site is existing with no proposed asphalt or structures to displace storm water runoff. The site and storage areas appear to be flat with no obvious drainage problems. The remaining portion of the site appears to remain in agricultural use. The Fire District has no objection to the use of the property for a home construction business. • Any new construction will need to have approval of the Fire District before building permits are issued.
