PROJECT DESCRIPTION The proposed Westervelt Annexation is shown on the attached map - Exhibit A. The area to be annexed includes 131.301 acres of land bounded by Weld County Road 11 on the east and Weld County Road 16 on the south. The property is currently zoned Agricultural and this will change to the Town of Frederick PUD zoning. The primary usage is anticipated to be single family residential with assumed density of 3 units per acre. Build out at this density would result in 315 homes built over several years time. II. MUNICIPAL SERVICES Municipal services for the Westervelt Annexation will be provided in the following manner: A. Electricity - United Power B. Gas - Rocky Mountain Natural Gas Co. C. Telephone - U.S. West Communications D. Water - Central Weld Water District E. Sewer - St. Vrain Sanitation District F. Fire Protection - The site is currently served by the Mountain View Fire Protection District; however, the Westervelt, pursuant to Town policy, will pursue inclusion within the Frederick Area Fire Protection District. G. Police - Frederick Police Department Financing municipal services will be addressed in the respective subdivision improvement agreements. The Annexation Agreement is being negotiated and is not available. III. SPECIAL DISTRICTS The area to be annexed is included within the following special districts: 1. Northern Colorado Water Conservancy District 2. St. Vrain Sanitation District. 3. Tri-Area Ambulance District. 4. St. Vrain Valley School District RE -1J. 5. Frederick Area Fire Protection District. IV. SCHOOL DISTRICT IMPACT It is anticipated that the annexation will bring a benefit to the St. Vrain Valley School District RE -1J due to an increase in valuation.
