Enclosed please find information regarding an annextion to the
Town of Pierce, known as the Westview Addition, which includes a
map of the present boundary of the Town of Pierce and parcel to be
annexed, a map of the proposed annexation, and the Annexation
Impact Report . The included annexation map indicates that the
north half of County Road 88 will be annexed. In fact, no part of
Weld County Road 88 will be annexed. A revised annexation map
omitting all of County Road 88 was not available at the time of
mailing this notice .
Also enclosed is Resolution 1998-02 finding that the
annexation is in substantial compliance with C.R. S . 31-12-107 (1)
and setting a hearing on January 11, 1999 at the hour of 7 : 30 p.m. ,
at which time the Board of Trustees will consider whether or not to
annex the described property. Also enclosed is the notice which is
being published in The North Weld Herald.

WESTVIEW ADDITION, TOWN OF PIERCE
ANNEXATION IMPACT REPORT
The proposed annexation is known as the Westview Addition,
Town of Pierce and involves the annexation of 73 acres lying south
and west of the existing Town of Pierce . The proposed annexation
consists of property described as the West Half of the Southeast
Quarter, except the East 100 feet and except the North 40 feet,
Section 27, Township 8 , Range 66 West of the 6th P .M. , Weld County,
Colorado . The following information is provided with this report :
A. A map of the present boundary of the Town of Pierce and
the parcel to be annexed.
B . A map of the territory to be annexed.
C . A map showing the proposed streets, lots and blocks .
D . A map showing the proposed water mains, sewer mains and
utility easement .
1 . The Owner has requested that the area proposed to be
annexed be zoned single family residential .
2 . Water service to the annexation will be provided by the
Town of Pierce and will be connected to existing water and sewer
lines which adjoin the property.
3 .. As proposed, the area to be annexed will be divided into
approximately 40 single family residential lots .
4 .. No copy of the draft Pre-Annexation Agreement is
available .
5 . Water and sewer extensions will be put in place by the
developer, will be financed by the developer and will be dedicated
to the Town upon acceptance by the Town. No financing of any
extensions by the Town of Pierce is anticipated.
6 . The districts which exercise control over the area
proposed to be annexed include :
a . School District RE-9
b . Ault Fire Protection District
c . North Colorado Water Conservancy District
d. West Greeley Soil Conservation District
e . Weld County Library District
f . Aims Community College
7 . The Owners anticipate that if the area is developed s
planned 54 mew students will be added to the Weld County School
District RE-9 system. It is anticipated that full development will
take two to three years . The Town is unable to estimate additional
capital construction which may be required to educate the
additional students .

A RESOLUTION FINDING THAT THE PETITION FOR
ANNEXATION OF THE WESTVIEW ADDITION IS IN
SUBSTANTIAL COMPLIANCE WITH C.R.S. 31-12-
107 (1) AND SETTING A DATE FOR HEARING BEFORE
THE BOARD OF TRUSTEES OF THE TOWN OF PIERCE,
COLORADO TO CONSIDER THE PROPOSED ANNEXATION.
NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF TRUSTEES OF THE
TOWN OF PIERCE, COLORADO:
Section 1. The Board of Trustees finds that the Petition for
Annexation of certain property known as Westview Addition and more
specifically described below, is substantially in compliance with
C.R.S. 31-12-107 (c) and Section 30 of Article II of the Colorado
Constitution.
Section 2. The area proposed to be annexed is described as
follows:
The West Half of the Southeast Quarter of
Section 27, Township 8 North, Range 66 West of
the 6th P.M. , excepting a strip of land off
the East side 100 feet wide; also excepting a
strip of land 40 feet wide off the North end
for public road, County of Weld, State of
Colorado
,CanrirD 3. The Board of Trustees hereby sets a public
hearing for the 11th day of Uanuary, 1999, at 7:30 p.m. at the Town
Hall, 240 E. Main, Pierce, Weld County, Colorado for the purpose of
determining and finding whether the area proposed to be annexed
meets applicable requirements of C.R.S. 31-12-104 and 31-12.105 and
to determine whether the area should be annexed to the Town of
Pierce.
Section 4 . The Town Clerk is hereby directed to publish
notice of this hearing once each week for 4 successive weeks in the
NnATA WETS) ! FRAt,D , the designated newspaper of the Town of
Pierce, Colorado.
PASSED, ADOPTED AND APPROVED this 9th day of November, 1996.

NOTICE :Ls hereby given that on the 11th day of January, 1999,
at 7:30 p.m. at the Pierce Town Hall located at 240 E. Main,
Pierce, Weld County, Colorado, the Board of Trustees will hold a
public hearing to consider the Petition for Annexation for the area
known as the "Weetview Addition", which area is described as the
West Half of the Southeast Quarter of Section 27, Township 8 North,
Range 66 West of the 6th P.M. , excepting a strip of land off the
East side 100 feet wide; also excepting a strip of land 40 feet
wide off the North end for public road, County of Weld, State of
Colorado.
A Resolution fixing the foregoing hearing data accompanies
this Notice. The hearing shall be for the purpose of determining
and finding whether the area proposed to be annexed meets the
applicable requirements of C.R.S. 31-12-104 and C.R.S. 31-12-105
and Section 30 of Article II of the Colorado Constitution, to
determine eligibility and to determine if the area should be
annexed to the Town of Pierce.
A map of the area to be annexed, the Petition and accompanying
documents are on file with the Town Clerk and are available for
inspection during regular business hours.
