I find it necessary to write in view of the recent Firestone
annexation, PUD zoning, and proposed AFT facility, as
described in the Farmer and Miner , to be located at WCRs 15
and 20 . I reside in Casa Grande sub-division .
The approval of PUD zoning for the proposed AFT facility,
subject to 17 . 22 . 080 Conditions and Standards for Approval,
should be rejected for the following reasons .
17 . 22 .080 (A) The proposed district is incompatable with the
existing surrounding rural residential and
agricultural area and will have an adverse
effect on property values .
17 . 22 . 080 (B) The proposed district is not consistent with
Public Health, Safety and Welfare . Increased
traffic on WCRs 15 and 20 will overload their
capacity and no water or sewage systems are in
place to serve the property.
17 . 22 . 080 (F) The proposed district design for traffic will
be restricted to WCRs 15 and 20 with no direct
access to and from the town of Firestone . All
traffic will be directed to the Casa Grande
and Enchanted Hills sub-divisions .
17 . 22 . 080 (I ) The proposed district compromises pedestrian
and bicycle traffic by overloading existing
county roads .
17 . 22 . 080 (J ) Building types such as the proposed AFT
facility are inappropriate for the density
of the rural residential and agricultural
adjoining areas .
17 . 22 . 080 (M) Services to and from the proposed district
for fire , police protection, deliveries, and
shipping, will also be routed to the already
overloaded county roads .
17 . 22 . 080 (0 ) Proper study must be given to the proposed
district to evaluate the subsidence potential
from old mines located in the immediate area.
Additionally the devlopment of the proposed district as an
industrial area alters the basic relationship with the
surrounding low density rural residential and agricultual
land .
