We attemped to contact Gloria Dunn, Current Planner,
today to find out more about the above mentioned property and
roads which would access the above mentioned developement,but
Ms. Dunn was gone for the day.
We live at 5019 WCR 35 and would like to have it recorded
that we oppose Weld County Road 35 being completed in order to
become an access road to the above mentioned subdivision.
We would appreciate being included on the mailing list for
any future meetings regarding pending or future planning of
subdivisions in and around our area.

Interest is profit, not conscientious camuullty development.
We have attended numerous meetings regarding this proposal and have seen first
hand the double talk and evasive language, particularly from the "expert"
water engineering firm representative, when the developer and his sub-
contractors have been asked to respond to specific questions.
We fully realize that Weld County is an expanding area, as is all of Colorado.
However, If development is not quality controlled, there will undoubtedly be a
great many sore spots left to contend with. Prime examples of "sore spots"
would be Aristocrat Acres and Lochbuie. They were established without proper
immediate or long-term consideration of water and traffic issues. The
ramifications of these improperly planned sub-divisions nave affected the
entire surrounding areas, although clearly the developers made their profit
and are no longer concerned with any problems.
John Martin has previously demonstrated this kind of mentality with the PUD he
developed adjacent to his currently proposed development. He has turned his
back on the concerns of the people who bought these properties. They have
issues on the roads and maintenance programs that were promisea and have not
been followed through on. In tact John Martin sold these properties while
withholding or being ignorant ot important information on the true state of
the existing water tables. Now he blames the resulting problems on the
improper drilling of the wells. There are multiple wells all done by
different drillers yet they all have the same problem. John Martin has yet to
demonstrate an acceptable water plan for this new development.
John Martin plans to extend Weld County Road 10 across Speer Canal so that
these new subdivision residents can access Weld County Road 37. This would of
course create an infusion ot traffic, crime, stray animals and many other
negative impacts to our existing community. Also, there have been at least
five fatal accidents at the intersection of WCR 37 and WCR 8, which is only
one mile south of WCR 10 and WCR 37. Increasing traffic on WCR 37 will have

deadly consequences. Weld County has made recent minor adjustments to the
intersection of WCR 8 and WCR 37, however there has been another fatal
accident since.
Accessing the existing roads with no regard for the quality of life of the
existing residents would surely maximize John Martin's profits. He has agreed
that "Public access to the site will be built by the applicant to Weld County
Standards at no expense to the County". He has limited his options for this
"by extending existing Weld County Roads 10 and 35 adjacent to the property".
Why not opt to extend Weld County Road 10 to the west instead of the east?
This would create another access without creating problems for the existing
subdivisions.
John Martin now ignores and in tact has walked away tram any problems he has
created by his irresponsible actions. He has ,no doubt, not walked away from
his profits.
Please do not approve further developments by this man on his empty promises
and vague generalities!
