The Weld County Public Works Department has reviewed this proposal. This project falls primarily under the
purview of the Weld County Site Specific Development Plan and Use by Special Review Permit Standards. Our
requirements are as follows:
COMMENTS:
The facility accesses from State Highway 52. In 1995, the average daily traffic count at this location reflected
12,400.
REQUIREMENTS:
1. Access: Access issues should be referred to the Colorado Department of Transportation to verify
any improvements that may be needed at the site.
2. Circulation: The internal road is paved and there is adequate circulation to accommodate
employees and delivery through a circle drive. I have no conflict with the circulation pattern.
3. Parking: The applicant is indicating two paved parking locations to accommodate 11 employees,
four who live in the residence on the property. I am recommending a secondary parking area be
identified on the plat directly north and west of the existing parking areas to accommodate any
overflow parking that may be needed.
4. Storm Water Drainage: Three proposed structure are identified by the existing tool barn and
adjacent to the property line. The applicant shall provide a storm water drainage plan incorporating
the proposed structures.

Environmental Protection Services has reviewed this proposal for a lettershop business. The applicant
stated they are proposing to put in a new septic system for this business. The following conditions are
recommended to be part of any approval:
1) All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and Facilities
Act, 30-20-101, C.R.S., as amended) shall be stored and removed for final disposal in a
manner that protects against surface and groundwater contamination.
2) No permanent disposal of wastes shall be permitted at this site.
3) Waste materials shall be handled, stored, and disposed in a manner that controls fugitive
dust, blowing debris, and other potential nuisance conditions.
4) The maximum permissible noise level shall not exceed the commercial limit of 60 db(A) as
measured according to 25-12-102, Colorado Revised Statutes.
5) An individual sewage disposal system is proposed for this facility and shall be installed according to
the Weld County Individual Sewage Disposal Regulations.The septic system and is required to be
designed by a Colorado Registered Professional Engineer according to the Weld County Individual
Sewage Disposal Regulations. A permit must be obtained from the Weld County Department of
Public Health & Environment.
6) The facility shall utilize the existing public water supply. (Left Hand Water District)

Dear Mr. Patton:
I have reviewed the submitted material pertaining to the request for letter shop business located
at 649 Highway 52 (Case Number: USR-1233). The Fire District does not object to the request
provided the requirements of the Fire District can be met. In accordance with the 1994 Edition
of the Uniform Fire Code, the Fire District will make the following comments with regard to the
business:
• The existing fire hydrant on the property provides adequate water supply for the buildings
existing on the property today. Additional buildings or additions to existing buildings may
require the installation of additional fire hydrants. A flow test of the existing fire hydrant
will need to be conducted to determine available water supply prior to the approval of
additional construction at the site.
• Any new construction shall be in accordance with the provisions of the currently adopted
Uniform Fire Code and the Uniform Building Code.
• If not already provided, approved address numbers shall be placed on the building or site in
such a position to be plainly visible and legible from the street fronting the property.
Address numbers or letters shall contrast with their background. The address sign maybe
located on the building or be a free-standing sign.
• Portable fire extinguishers, with appropriate location markers, are required to be instalred in
the building(s). Generally, the Fire District requires that five pound extinguishers rated for
Class A:B:C fires be mounted in accessible locations, mounted three to five feet above the
floor, and be located so that the actual travel distance from any point in a building-to an
extinguisher does not exceed 75 feet. Extinguishers must be provided with current
inspection tags.
• If the building occupant uses, stores or handles flammable or combustible liquids; or
hazardous materials, information on the type and quantities of these materials will need to be
submitted to the Fire District for review so further building and storage requirements may be

addressed. The list should identify the names of the chemicals and the maximum quantities
to be stored.
• Building construction plans and a final site plans must be submitted to the Fire District for
review and approval before any new construction begins.
• A final inspection of the occupancy will be required by a member of the Fire District before
final approval is given by Weld County for business operations to begin.
The Fire District reserves the right to make further comments as the project proceeds. Nothing
in this review is intended to authorize or approve of any aspect of this project that does not
comply with all applicable codes and standards. We appreciate being involved in the planning
