Dear Ms. Eastin:
I have reviewed the submitted material pertaining to the request for the construction of a 6,000
square foot woodworking shop at 1234 Weld County Road 34.75 (Case Number: USR-1161).
The property named is within the boundaries of the Mountain View Fire Protection District and
receives service from the District. The Fire District does not object to the request to build the
shop provided the requirements of the Fire District can be met. In accordance with the 1994
Edition of the Uniform Fire Code, the Fire District will make the following comments with
regard to the project:
• Buildings shall be designed and constructed in accordance with the provisions of the 1994
Edition of the Uniform Fire Code, as adopted by the Weld County Commissioners, and the
1994 Edition of the Uniform Building Code, as enforced by Weld County.
• Plans did not indicate the Uniform Building Code construction type, the gross square footage
of the shop or if the new shop is going to be attached to the existing shop building; therefore,
it is difficult at this time to determine the specific water supply requirements for fire
protection. However, if the new 6,000 square foot building is of type V -N construction and
not attached to the existing structure, a minimum fire flow of 2,500 gallons per minute,
measured at a residual pressure or 20 pounds per square inch, would be required as per
Appendix III -A of the Uniform Fire Code and the Mountain View Fire Protection District
Development Standards. This water supply would need to be provided by at least three fire
hydrants. After water supply requirements are determined, a letter will need to be provided
to the Fire District, by the water supplier, indicating the required fire flow is available.
• Fire apparatus access will need to be provided to the structure so fire apparatus may reach to
within 150 feet of all portions of the building. Apparatus access road shall be a minimum of
20 feet in width and be designed and maintained to support the imposed =loads of fire
apparatus (60,000 pounds). Roads must have a surface that provides all-weather driving
capabilities and be free from obstructions which includes gates. Roads in excess of 150 feet
in length must be provided with approved provisions for the turning around of fire apparatus.

provided for water supply for fire protection.
• A fmal inspection of the occupancy will be required by a member of the Fire District before
a Certificate of Occupancy is issued from Weld County.
The Fire District reserves the right to make further comments as the project proceeds. Nothing
in this review is intended to authorize or approve of any aspect of this project that does not
comply with all applicable codes and standards. We appreciate being involved in the planning

The minimum turning radii for all turns shall be thirty-five (35) feet inside turning radius and
forty-eight (48) feet outside turning radius. Access roads will need to be constructed and
approved before building permits are issued.
• Approved address numbers shall be placed on the building in such a position to be plainly
visible and legible from the street fronting the property.
• A fire department key box (Knox Box) is required to be installed at a Fire District approved
location on the exterior of the building.
• If the building occupant plans to use, store or handle flammable or combustible liquids; or
hazardous materials, information on the type and quantities of these materials will need to be
submitted to the Fire District for review so further building and storage requirements may be
addressed. The list should identify the names of the chemicals and the maximum quantities
to be stored.
• If spray operations using flammable or combustible liquids is conducted in the building, the
area will need to be protected with an approved automatic fire suppression system. If these
type of operations are contemplated, the Fire District needs to be made aware of this so that
the appropriate review and evaluation of the requirements may be completed.
• Storage of combustible materials in closely packed piles, on pallets, in racks or on shelves
where the top of the storage is greater than 12 feet (6 feet for high -hazard commodities) is
subject to special fire -protection and life -safety requirements if the aggregate areas of such
storage exceeds 500 square feet. If any such storage arrangements are contemplated, the Fire
District needs to be made aware of this so that the appropriate review and evaluation of the
building can be completed before building permits are issued.
• Portable fire extinguishers, with appropriate location markers, are required to be installed in
the building. Generally, the Fire District requires that five pound extinguishers rated for
Class A:B:C fires be mounted in accessible locations, mounted three to five feet above the
floor, and be located so that the actual travel distance from any point in a building to an
extinguisher does not exceed 50 feet. Extinguishers must be provided with current
inspection tags.
• All plans for fire sprinkler systems, fire alarm systems and other fire suppression systems
must be approved by the Fire District for prior to installation. All plan submittals. must
include specification sheets for all devices to be installed.
• A final site plan showing the gross square footage of the building, building construction type
and provisions for fire apparatus access must be submitted to the Fire District for review and
approval before building permits may be issued. The fmal set of site plans must include a

This letter is in response to your request for a water service
commitment for 1 residential lot, at the location described as
follows:
PORTIONS OF THE E 1/4, SEC. 8, T3N, R68W -- WELD COUNTY, CO
Parcel 1270-08-000-053 the SE corner of WCR3 & WCR 34 3/4.
We currently have an 8" water line along the East side of WCR
3. We will be able to provide water service to your location
through this line. Therefore, we will commit to provide service to
your lot via one standard residential 5/8" X 3/4" water tap per
lot, with the following conditions:
1. In August of 1993 the Little Thompson Board implemented a
"system impact" fee of $1050 per lot for all lots to be added
to the system. This is due upon application for the water tap.
2. All improvements to District facilities required to
provide service will be the financial responsibility of the
developer in accordance with the District Rules and
Regulations. All improvements must conform to District
Specifications.
3. The tap would be located at the SE corner of WCR 3 & WCR
34 3/4 on your property.
This commitment will expire one year from the date of this
letter if the tap has not been purchased and installed by that
date. The current fee for the domestic 5/8" X 3/4" tap is $5,200.00
These fees area subject to change without notice.

Environmental Protection Services has reviewed this proposal; the following conditions are recommended to
be part of any approval:
1) All liquid and solid wastes shall be stored and removed for final disposal in a manner that protects
against surface and groundwater contamination.
2) No permanent disposal of wastes shall be permitted at this site.
3) Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust,
blowing debris, and other potential nuisance conditions.
4) Fugitive dust shall be controlled on this site.
5) The maximum permissible noise level shall not exceed the commercial limit of 60 db (A) as measured
according to 25-12-102, Colorado Revised Statutes.
6) Adequate toilet facilities shall be provided for the public and employees.
7) The septic system for the proposed shop building is required to be designed by a Colorado Registered
Professional Engineer according to the Weld County Individual Sewage Disposal Regulations.

I have visited the site and have the following comments:
COMMENTS:
Access: The main access point to the custom woodworking shop is from WCR 34 3/4. It is a county -maintained
road showing a traffic count of 28 vehicles per day taken August 1996.
The gravel access is adequate for this facility. There is currently a mobile home on site that is not shown on the
plat.
-he existing home access is off of WCR 3.
Storm Water Drainage: The storm water run-off does not appear to be a problem.
REQUIREMENTS:
The applicant needs to place on the plat the approximate size of the new shop area. If the new shop area greatly
exceeds the size of the existing shop, I would like to have the opportunity to review this portion of the USR for
adequate storm water drainage, storage area, parking, and traffic circulation.
