This Recorded Exemption is approved with the following conditions in accordance with information submitted in the application and the policies of the County. 1. A Weld County septic permit is required for any proposed home. The septic system shall be installed according to the Weld County Individual Sewage Disposal System (I.S.D.S.) regulations. 2. Prior to recording the plat: A. The applicant shall submit the proposed location of a building envelope on Lot B to the Department of Planning Services for review. Following approval by the Department of Planning Services,the proposed building envelope shall be delineated on the plat. 9$42710 `AE B. The following notes shall be placed on the plat: 1) All proposed or existing structures will or do meet the minimum setback and offset requirements for the zone district in which the property is located. 2) The property,being within the Approach Surface of the Greeley-Weld County Airport Overlay District,shall maintain compliance at all times with requirements set forth in Section 51,A-P (Airport) Overlay District, of the Weld County Zoning Ordinance, as amended. C. The plat shall delineate the existing 20-foot access easement across the east boundary of Lot A for the benefit of the excepted parcel located north and adjacent, identified as Book 610, Reception 1531935, leading to an access point on Weld County Road 52. The access easement shall be dedicated on the plat for the use as shown using the language set forth in Section 11.7.1.12.5 of the Weld County Subdivision Ordinance, as amended. 'C. The applicant shall submit a mylar plat to the Department of Planning Services to be recorded in the office of the Weld County Clerk and Recorder. Water Supply Statements addressing the following: a)Domestic Water Use - Domestic water will be provided by the Central Weld County Water District which has an existing water line that runs along Weld County Road No. 52 (See attatched can serve letter). b) Irrigation Water- No Irrigation water exists on the property. 2. REQUIREMENTS: Lot A, the proposed three-acre residential parcel, should share a joint access point from WCR 52 with the property in the rear. Lot B,the 37-acre agricultural parcel, has an existing access 680 feet from the west property line. This access point is dual purpose to access the field and an oil and tank battery facility. The applicant is indicating that the proposed use for this lot is residential/agricultural. There was no building envelope identified in the packet. Footnote: The packet is identifying Lot A as a three-acre residential parcel and Lot B as a 37-acre residential/agricultural parcel. How does the existing parcel directly behind Lot A, the 1.4-acre parcel with an existing residential structure and outbuildings, come into play with the RE packet or is this owned by another party? The applicant is utilizing the 20-foot right-of-way on the east side of the property to access the rear of the house. The existing access from WCR 52 is not being used, and the applicant is building a fence across it. WCR 52 is designated on the Transportation Plan Map as a Local gravel road. It is maintained by Weld County. REQUIREMENTS: For Lot A, the three-acre residential parcel, the applicant is utilizing the existing exemption 20-foot access on the east side of the property.
