Subject: Accessory Building,lot 2,block 2,Casagrande Estates Subdivision

To: The Weld County Planning Commission
We.residents of Casagrande Estates Subdivision,are in receipt of the notification from Weld County Dept.
of Planning Services regarding the application for a Site Specific Development Plan and Special Review
Permit for the construction of an Accessory Building at the above site. We wish to make known to the
I Weld Board of County Commissioners,the Weld County Planning Commission and the Dept. of Planning
Services the following comments on and abjection to the request of the applicant:
I. The size and the height of the building is inappropriate. It will dominate the houses on the surrounding
properties which are one story ranch type residences.
2. A metal building of this description is inappropriate and violates neighborhood values. Although not
binding on the County,such a building does not conform to the Subdivision Protective Covenants,article 6
(recorded 10/6/721 as to conformance to the residences in design and construction.3. Based on these covenants and sensible aesthetic considerations no building should be permitted that is
incongruous to the location in respect to height,bulk,material of construction or design.
4. Such a building, light industrial/commercial in appearance by construction and color, can reduce the
value of surrounding properties.
5. An accessory building of this size is unsuitable on this lot of less than one acre.
6.The alleged,ambiguous proposed use of the building for vehicle storage and a shop,for non commercial
use,could be contained in a much smaller building. The applicant should demonstrate a pressing need for
a structure of this size for personal use.
7. if in the future this property were sold with this type of building on it,there would be a temptation for a
prospective purchaser to consider using the building for commercial purposes illegal in the zoning with
concomitant increase of traffic and other nuisances on a residential street in a rural residential
neighborhood.
8.Approval of such a structure would constitute an unfavorable precedent for buildings in the subdivision.
We request that the Weld County Planning Commissioners take the above continents and objections into
consideration when reviewing the subject application, vote against and recommend denial of said
application to the Board of County Commissioners. Please make this leter part of the public record for the
proceedings.
