This hearing will be held at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor Hearing Room. You have a right to attend this hearing and present evidence in support of your petition. The Weld County Assessor will be present before the Board. The Board will make their decision on the basis of the record made at the aforementioned hearing, as well as your petition, so it would be in your interest to have a representative present. Construction of the dwelling took place that Summer, and was completed and we moved in the end of July 1993. No cattle were allowed to graze in 1993, because of the construction activity and getting our small yard surrounding the place put in, as well as the pasture fences and gates being installed at this time. The house is located at the back of the property, allowing for two pasture areas in the front and East and West sides. The pasture is irrigated, and the rotation between the two pasture areas allows the grass to replenish itself. Last year, we had 6 cows on the property for one month, and then had the five bottle calves for a total of five months. We received $248.00 in pasture rent from this. For 1995, we have had 5 calves on the pasture for 3 months already. Per our lease agreement ( you already have a copy if it ) we will not receive our income until 12-31-95. I am presenting my copy of the receipt of lease payment for you to review and copy, as well as my receipts from the expenses I incurred in buying the materials to construct the pasture fences. I am missing one for more wire, T -posts, and Railroad Ties, and one for a small gate, but ail were purchased in 1993 and were put up by myself. Our property is set up to pasture and raise cattle for sale, and we intend to do so as long as we are living there. Thank you for you time and attention to this matter. Box 758 Greeley, Colorado 80632 Dear Weld County Board of Equalization, I am petitioning the Weld County Board of Equalization to overturn the decision made by the Weld County Assessor's Office regarding changing the classification of my property described below: Parcel =131122000018 Pin=R 0203693 Year=1995 Log=00275 20378B PT W2SW4 22-2-67 I am enclosing copies of the Pasture Lease on the property which is being used for the grazing and feeding of heifer calves that are too small to be on the Howard Francis Cattle Breeding Ranch when the Bulls are there. When needed, calves are fed hay supplied by the Francis Farm. Calves were there last year and this year. While I had a lease on the property in 1993, we were not able to put any calves on the property in 1993. With the exception of the dwelling, small yard, and garden ( which we did raise and sell vegetables in 1994 to Andy Anders, who has a vegetable stand on Highway 85), the entire property is used for the cattle. The pasture is well irrigated, and has a strong stand of grass. I am also enclosing copies of the correspondence I have had with the Assessor's Office, as well as copies of receipts for expenses relating to the fencing of the property for the purpose of grazing the livestock. I would hope that, as we were in the process of bulling a house ( which ended up behind schedule ), as well as fencing, installing gates,railroad ties, and watering the pasture to bring it up to the point that it could sustain as a pasture for the cattle, we would not be penalized for not producing any income on the property in 1993. We received the Warranty Deed on the property 3-22-93. While it probably has no bearing on your decision, I have talked with the lessee Howard Francis, and will be purchasing the Heifer calves that have been pasturing on my property this fall, and will begin to raise a small herd (This has been our plan from the onset).
