Environmental Protection Services has reviewed this proposal; the following conditions are recommended
to be part of any approval:
1. A Weld County Septic Permit is required for the proposed home septic system(s)and shall be installed
according to the Weld County Individual Sewage Disposal Regulations.
Please Note: The Weld County Health Department,Environmental Protection Services suggests alternative
strategies regarding water conservation and waste minimization. Considerations such as xeriscaping, low
flow water fixtures,backyard composting and recycling are a few options available to homeowners. We also
recommend that preliminary radon mitigation measures be incorporated in the construction of new homes.
Radon kits are available in our office.
Please contact the Weld County Health Department for more information.

The Weld County Public Works Department has reviewed this proposal; the following requirements are
recommended to be a part of any approval:

I have no conflict with the Change of Zone.
REQUIREMENTS:
In my memo to Scott Ballstadt, dated December 2, 1997, I stated a Sketch Plan Drainage Report should be
prepared in accordance with Section 4 of the Subdivision Ordinance, Minor Subdivision, 4.2.6. The applicant has
'ubmitted a report stating how the on-site drainage will be handled. Additional calculations, signature, and stamp
All be required as per the drainage requirement for the minor subdivision.
All other items have been addressed to my satisfaction.

The following comments are applicable to this proposed:
III REQUIRED ACCESS:
Fire apparatus access roads shall be provided for every facility, building or portion of a
I I building hereafter constructed or moved into or within the jurisdiction when any portion of
the facility or any portion of an exterior wall of the first story of the building is located
more than 150 feet from fire apparatus access as measured by an approved route around
the exterior of the building or facility. Any building not meeting this criteria shall be
•• fire sprinklered.
ALL FIRE LANES AND EMERGENCY ACCESS ROADS MUST:
• be short, straight and flat.
• be hard surfaced.
• have appropriate maintenance agreements that are legally binding and enforceable.
All access roadways must be an all-weather driving surface capable of supporting fire
apparatus. Surfaces may be asphalt, concrete, or compacted road base. Surface criteria
may be obtained from City or County engineering department respectively. Required
width is 20 feet.

ADDRESS NUMERALS
Address numerals shall be visible from the street fronting the property, and posted with a
minimum of 6 inch numerals on a contrasting background. (Bronze numerals on brown
brick is not acceptable).
BUILDING AREA:
Proposed homes exceeding 3600 square feet shall be fire sprinldered.
WATER SUPPLY
Fire hydrants are required with a maximum spacing of 600 feet along an approved
roadway. Each hydrant must be capable of delivering 500 gallons of water per minute at
a residual pressure of 20 psi.. Hydrants shall be of an approved type as defined by the
water department and the fire department. (In residential properties, hydrant spacing is
800 feet).
