On the I-25 Mixed Use Development Area map dated 7-27-95 this property was shown as Undesignated Land Use. We understood that the Residential area would be expanded to include our property and the neighboring properties west to County Line Road. We have just been made aware of the new I-25 Mixed Use Development Area Comprehensive Plan Conceptual Land Use Map which designates our property as Open Space. This is of great concern to us . Our property and the neighboring properties are not in the 100 year flood zone, therefore we feel this area should not be designated as Open Space. It appears the reason fordesignating our land as Open Space is to enhance the City of Longmont ' s chance to acquire our property for less than fair market value. Since they own the land to the east of us and the recreation area to the northwest, our property would conveniently give Longmont control of all the land bordering the south side of Union Reservoir. This is very disturbing, especially since we approached the City of Longmont and gave the City an opportunity to purchase this property at fair market value. The City of Longmont was interested, but "didn' t have the money" to buy it. Our occupation is farming. We are now at retirement age, and as you know Farmers do not have the benefit of company pensions, therefore we hope to use the proceeds from the sale of this property to help make our retirement more comfortable and enjoyable. We currently have a contract to sell our property, however if our land is designated Open Space it will deny us the right to expect the fair market value. In our opinion it would be unfair for any property owner to have to accept less than the fair market value for their land. Therefore, we would ask Weld County to designate this property, and any other properties south of Union Reservoir that are not in the 100 year flood zone, as Residential rather than Open Space. This will allow us to fulfill our contract, and Weld County can benefit from the increased tax revenue.
