Weld County Planning and Zoning
1400 N 17 Avenue
Greeley CO 80634
Members of the committee:
In regard to this property, there are several issues that concern us about this
company using the land in question. First, we are concerned with the integrity
and methods that this company has chosen. We are also concerned with the
quality of the environment adjacent to the land in question. Finally, we are
concerned with the problems that will hinder what Weld County can use the land
surrounding this location for in the future.
In regard to the integrity of this business; we are concerned with the fact that they
have been doing business for ten months but have waited to get the proper
permission urtil the present time. In addition, we are concerned that the list of
equipment that was described in our letter and what we actually see being stored
on site are diferent. I appears that there is much more equipment on site than is
written in our description. Also, it appears in this letter as if this site will only be
used as storage when in fact we have witness the use of welding materials and
seen maintenance being done on the equipment.
We would like to argue; therefore, that this land is being used in a commercial
manner rather than agricultural. It appears that this company is doing business
right from this location and not using it strictly as a place for storage.
Our second a"gument is that of the quality of the land surrounding this location.
With the proposed equipment and heavy machinery that will be going in and out
of this site there will be much added stress on the railroad crossings near this
property. We have a hard time getting the railroad to maintain their crossings as
it is. The added stress of this heavy machinery on these crossings will cause
them to need repairs even more often.
We also have the added stress to the roads. Although this issue was addressed
in our letter in that the company will have dust control laid twice a year. In the
past ten months that they have been doing business it has not been done; how
can we be assured that the dust will be maintained. In addition weld County had
to spend quite a bit of money hauling in ground several years ago. This was
done to bring the corner of 501/2 up high enough so that spring weather didn't
create a swanp at our corner of the road. With the added use of this corner it
will need to be even more closely maintained.
Our third argument in this area is in the aesthetic value not only of our property
but property surrounding this company. Our question is, "What can the land

directly adjacent to this property be used for?" The probability of anyone wanting
to build their home or farm next to this company's storage or shop is unlikely.
What then would the 50 acres of land right next to this company be used for in
the future?
We would argue than a more appropriate use of this land would be for mid to
upper income housing or for farming. It would be more appropriate to save this
land so that the community can utilize it for its appropriate use, which is housing
and farming. This will benefit the town of LaSalle, school district RE-1 and Weld
County.
If we allow this company to continue to do business on this location we can
expect growth. Which means that they will not only add employees but they will
add equipmert. In addition, they intend to add a shop, which tells us that they
have every intention to repair and maintain their equipment and basically do
business from this location. Once again this is not an agricultural use of this
land.
We feel that this is not a good use for this land. It doesn't create growth were it is
needed in our community. It deters from the environment surrounding the
property, and it stagnates the growth and development of the land surrounding
this property. We would like Weld County reconsider allowing this company to
do business from this location.
