THE A (AGRICULTURAL)ZONE DISTRICT -WILLIAM J. MARTIN
A public hearing was conducted on January 24, 1996, at 10:00 a.m., with the following present:

The following business was transacted:
I hereby certify that pursuant to a notice dated January 3, 1996, and duly published January 11,
1996, in the North Weld Herald, a public hearing was conducted to consider the request of William J.
Martin for a Site Specific Development Plan and Special Review Permit for a single family dwelling
unit on a lot less than the minimum lot size in the A (Agricultural) Zone District. Lee Morrison,
Assistant County Attorney, made this a matter of record. Shani Eastin, Planning Department
representative, presented a brief summary of the proposal, noting the applicant purchased the 40-
acre lot not knowing the minimum buildable lot size was 80 acres. She stated an old farm house
exists on the property but is uninhabitable, and the applicant now lives in a permitted mobile home
on the property. Ms. Eastin also noted the existing well is within Weld County's right-of-way for Weld
County Road 97, and, if the road is ever improved, the applicant would be required to relocate the
well. She then entered the favorable recommendation of the Planning Commission into the record
as written. William Martin, applicant, was present and stated he would like to pursue an agricultural
existence by living and raising his stock and children out of the city. He agreed with all Conditions
of Approval and Development Standards and answered questions from the Board concerning the
surrounding area. In response to Mr. Morrison, Ms. Eastin clarified the intent of Condition of
Approval#3 is to require reclassification of the mobile home as an accessory rather than a principal
dwelling if and when building permits are obtained for a stick-built home. No public testimony was
offered conceming this matter. Commissioner Webster moved to approve the request of William J.
Martin for a Site Specific Development Plan and Special Review Permit for a single family dwelling
unit on a lot less than the minimum lot size in the A (Agricultural) Zone District, based on the
recommendations of the Planning staff and the Planning Commission, with the Conditions of
Approval and Development Standards as entered into the record. The motion was seconded by
Commissioner Harbert, and it carried unanimously.
