Environmental Protection Services has reviewed this proposal;the following conditions are recommended
to be part of any approval:
1) All liquid and solid wastes shall be stored and removed for final disposal in a manner that protects
against surface and groundwater contamination.
2) No permanent disposal of wastes shall be permitted at this site.
3) Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust,
blowing debris, and other potential nuisance conditions.
4) The maximum permissible noise level shall not exceed the residential limit of 55 db(A) as
measured according to 25-12-102, Colorado Revised Statutes.
5) The facility shall utilize the existing septic system (Permit No.: G 19810066). There shall be no
employees on site.
6) The facility shall utilize the existing public water supply(Weld Central Water).
7) There shall be no washing of vehicles on site with the exception of the applicants personal use.

SUBJECT: USR-1209; Jim and Judy Reynolds
The Weld County Public Works Department has reviewed this proposal. This project falls primarily under the
purview of Site Specific Development Plan and Use by Special Review permit.
1. WCR 38.5: WCR 38.5 is designated on the Weld County Transportation Plan Map as a local gravel
road and is maintained by Weld County. Current right-of-way is 60 feet.
2. Access: The applicant has agreed to fence the frontage and designate one main access. This
controlled access point will be large enough to accommodate residential/cornmercial equipment.
There are two existing accesses on the property. One accommodates the oil and gas facility at the
rear and the other accommodates an adjacent sprinkler system. Both these accesses will remain.
3. Circulation: The site is not cluttered and circulation does not appear to be a problem with this
proposed facility.
4. Storm Water Drainage: No additional structures are proposed. The outdoor storage area is
identified in the rear, house moving equipment will be stored there. A V-trench shall be made around
the rear of the property to contain any storm water drainage that may occur. I do not feel a retention
pond is necessary at this location.
