Box 758 Greeley, CO 80632 Dear Board Members: We are writing to appeal the Assessor's decision on the property valuation of our home located at 2028 26th Street Road, Greeley, Colorado, Parcel #096118316010. On June 19, we met with Paula of the Weld County Assessor's Office at 8:30 a.m. We had Hillside area comparatives and sales averages for the period of January, 1995 through June, 1996. Paula was not interested in these comparatives but stated that a market survey would be done. She did pull up on her computer a home in our area which was sold for more than our valuation; however, we had no way of knowing whether this home was comparable to ours -- only that it was in our area. The only information she requested was whether or not we had a dishwasher which we do not. She did state that her records showed that we had three bathrooms while, in fact, we have one and three -fourths bathrooms. She stated that she would update her records accordingly. We asked how these valuations were determined and never got a reply to that question. There are three Coloradoans which are identical sifting side by side in our neighborhood and each of the three carry a different valuation. Ours had the highest value at $102,159. Why? Paula informed us that we should have a decision by June 30 by mail. When this did not occur, we called to find out why and finally got a notice in the mail on July 11 --the envelope was postmarked July 8. We were told at that time that the appeal period would be extended for those receiving late notices since this would not give us a fair opportunity to respond. Our assessment was reduced to $98,000 which is the valuation level at which the other Coloradoans began. Since that time we learned that the valuation for the house next door was reduced to $92,984 --see attached. Again, why should our house which is identical be valued at a higher rate? We are enclosing all the information that was taken to the Assessor's Office. If a market survey was done, we would like to know what was used for comparatives, and whether or not these houses had like options and features.
