The Comprehensive Plan for this property is in the half mile urban growth boundaries of the town of Keenesburg. It's more compatible with the comprehensive plan of Keenesburg. The property is 14.63 acres which is not practical to farm the soil has severe soil erosion capabilities, the land has restricted agriculture capabilities and is close to the highway. 2. How does this proposal meet the intent of the zone district it is located in? The existing buildings will be raised, no other buildings will be added. The surrounding landscape will be as it currently ex- ists. The buildings will be used for storage of Recreational Vehicles. 3. How is this use compatible with future development as stated in the Weld County Comprehensive Plan? If yes„ how? The property is more useful as storage than agriculture and more compatible with the long term plan of Keenesburg's city limits. 4. What type of uses surround this site? Is this request compatible with surrounding uses? Directly to the North and East it is Agriculture, to the west is an Auto Salvage Yard, and to the south within the city limits of Keenesburg it is agriculture. 5. Is this property located within a - Flood Hazard zone, Geologic Hazard zone, or Airport Overlay zone - and does it meet these special requirements? No. 6. What efforts have been made to conserve productive agricultural land? This parcel has been devided off of the original 79 acres that is currently being farmed. 7. How will public health, safety and welfare be protected? The storage units will be clean, fenced and secured. The property is close to the highway, not in a residential area. It provides for free access without going past a major home project or business. All the storage will be inside. 8. What will the site be used for? Staorage of recreational vehicles, boats, ect. 9. How close is this site to other residential structures? The closest home is two tenths of a mile away. 10. How many people will be employed at this site and what hours will they work? Box 312 Keenesburg, Colorado 80643 303-732-4281 March 18, 1997 To: Weld County Planning Board From: Town of Keenesburg Mayor and Board of Trustees Re: Special Use Permit Virgil and David Orr attended our March 17, 1997, Town Board meeting to inform us of their intentions to apply for a Special Use Permit with the County for an RV and Boat Storage facility that would be located on WCR 18. They solicited the Board's approval or disapproval of the plan since the property is located adjacent to the town limits. The Board agreed that as far as the Town is concerned the storage facility is a more appropriate use of the property than the chicken farm and the Town would not be opposed to their storage facility project.
