REQUEST: A request for four variances from the development standards in the Mixed
Use Development Plan, as follows:
1. A six (6) foot variance for a Phillips 66 sign located on Lot 1
(western lot);
2. A 25 -foot variance for a Wendy's sign located on Lot 2 (eastern lot);
3. A 255 -foot variance for horizontal distance between signs; and
4. A 40 -foot variance for landscaping setback along 1-25 Frontage
Road and State Highway 119.

R68W of the 6th P.M., Weld County, Colorado.
LOCATION: North of and adjacent to Weld County Road 24 (Proposed State Highway
119 east extension); east of and adjacent to 1-25 Frontage Road.
