SUBJECT: CASE NUMBER: Z-511; Legal Description- Lot A of RE-2130 situated in
part of the SW4 of Section 20, T6N, R64W of the 6th P.M., Weld County, Colorado.
Proposal to change zone from A ( agriculture) to E (estate).
We own and operate a commercial farm south of Road # 66 and within 500 feet of the
proposed zone change. We are opposed to the zone change because we feel it is
incompatible with commercial farming. Locating houses so close to commercial
agriculture is not safe for people or pets. The Anderson-Uhrich irrigation ditch is only a
short distance from the proposed zone change . This is an open irrigation ditch, which
supplies water to the Anderson farm and to the Uhlich farm and was established about
1896. This ditch extends south and west from the #2 irrigation ditch across the
Loveland Realty property to the northwest corner of the Anderson farm. This ditch can
not be filled in and poses a threat to people and pets that could fall in and drown.
Maintenance of the ditch (cleaning and burning) must be done several times during the
growing season. There is a right-of-way along the ditch which is provided for this
purpose. These maintenance operations could pose a safety hazard to people and pets.
The grade of this ditch is relatively flat and it can not be encased.
Commercial farming requires the use of barnyard manure. Barnyard manure is applied
to fields across the road from the proposed zone change and has an unpleasant odor.
Large farm equipment used to work the fields can create noise and dust which may be
distracting to people.
There is a high water table, and a normal septic system will not function properly.
Therefore, we are concerned that the underground water may be contaminated from
sewage produced by the homes.
This is a historical farm and has been farmed by members of the Anderson family for
approximately 100 years. It is our intent to continue the farming operation in the manner
as we have in the past.

RE: INTERMILL SUBDIVISION

Board Members:
I am opposed to the change of zone of this agricultural land because of the following
reasons. We have an irrigation ditch that serves our farms that runs close to this property.
We have the right to farm without being harassed by an urban community. We need to
protect our domestic water supply. We need to keep agricultural land as farmland for
future generations.
Roth Farms is located to the southwest and to the west of this property. We have an
irrigation canal that runs though the original farm that has now been divided into several
partials. We need the right to maintain this ditch without interference from city-slicker
land owners.
We need to be able to farm and ranch our 500 acres with agricultural practices such as
aerial spraying, manure spreading, weed burning, and operations of our large and noisy
equipment.
We need to protect our domestic water. North Weld Water District can not provide us
adequate water pressure as we presently demand it. We were charter members of this
great water project that furnished fresh drinking water to our farms. The water district
needs to provide us with our water needs before they add new houses to their system.
Larry Intermit' has just purchased this property and his only intent is to sell it for the big
bucks. This does not benefit agriculture and Weld County. He stated that this farm is not
prime farmland so it is all right to build houses on it. The fact is that it will not grow corn

or beets but planted into the proper irrigated grass and grazed it would produce well. The
land to the east of this property is proof to this.
Reference"A"is an associated press article that supports my concerns about city-slickers
becoming a nuisance to long time farmers of the land. Reference "B" is a notice from
North Weld County Water District informing us that we need to avoid water use during
the heat of day because they are experiencing low water pressure.
Please deny this Change in Zoning so that we can keep Weld County, agriculture and
preserve the needs of it long time citizens.

NW is asking customers to curtail outside watering during peak times of the
day, almost all watering will evaporate during the hottest time of the day. The
low pressure a vast majority of our customers seem to be experiencing, inpart,
is due to outside watering during mid day hours. NW is asking it's customers
to refrain from outside watering from 11:00 am till 5:00 pm and to continue
through and including August, 1998.
NW appreciates your cooperation during these hot summer months.
