If a question does not pertain to your use, please respond with "not applicable", with an explanation as to why the question is not applicable. 1. Explain, in detail, the proposed use of the property. 2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive Plan. 3. Explain how this proposal is consistent with the intent of the Weld County Zoning Ordinance and the zone district in which it is located. 4. What type of uses surround the site? Explain how the proposed use is consistent and compatible with surrounding land uses. 5. Describe, in detail, the following: a. How many people will use this site? b. How many employees are proposed to be employed at this site? c. What are the hours of operation? d. What type and how many structures will be erected (built) on this site? e. What type and how many animals, if any, will be on this site? f. What kind (type, size, weight) of vehicles will access this site and how often? g. Who will provide fire protection to the site? h. The proposed use of said land is to be used to park our trucks here and do minor repair and maintenance work. Any major repairs will be taken to a dealership in town. Any oil change from any vehicle is disposed of properly and not dumped on site. 2. We will not be removing the existing ground from production area of approximately 5 acres of land. 3. The zone district is C-1. It will be considered a use allowed with an approved USR permit in the Agricultural zone. 4. The uses surrounding this area are a retired couple whom have a few cattle and maintain a small garden and yard that's south of our property. On the corner of Rd 57 and 62 runs a small interchangeable. Cattle and a few horses business surrounding us. On the East and North sides are growths of cornfields. The only thing compatable with our business and theirs would be I raise a small garden and we are and will be hauling their crude oil. 5. A &B: The amount of people using this area would be 4 living in the home, 2 camper trailers that occupy one employee and our son who has his truck parked here also. 2 to 3 other drivers coming in the morning, parking their vehicles here and leaving of an evening. C: The hours of operation varies, our drivers try to leave the yard at 5:30 to 6:00 A.M. every morning, coming home again varying from 3:00 to 6:00 P.M., sometimes later of an evening. D: No other structures will be built on site excepting a continuance of the unfinished patio and the garage having garage doors put on. Also an extension onto the North end of the garage. E: There are 4 housecats and 2 dogs, unforseen any other animals of multitude. F: There will be 7 diesel tractors and semi trailers and pup trailers, crude oil tankers, weighing, empty weight of 80,000 pounds. One mustang, one Ford van, 1 Ford Ranger, 1 1 ton Ford pickup dully, a GMC '/2 ton pickup and a quarter ton Dodge pickup or a small Ford Ranger (varies), Cheyenne Wyoming plates on last 3 listed. The Van, Ranger, Ford and Mustang are daily useages. Sometimes they don't leave the yard at all. The GMC moves only when the driver leaves. The Dodge or other Ford Ranger is generally always parked. Sometimes they are gone from the yard for 2 days. The other drivers vehicles will be here 6 days on and 2 day off, leaving each evening and coming each morning. There is also I boat, 3 unused vehicles and 2 portable trailers one is a gooseneck and the other is a smaller trailer. G: Farmers Group Insurance carries our insurance policy and Kersey Fire Department is the existing local fire department. H: The water source is North Weld County Water District. There is no irrigation at all unless you contact the ditch people. I: The sewage disposal is one septic tank and leach field. We have plans in the spring of putting in a larger leach field.
