WITNESSETH, That the grantor, for no consideration but the convenience of the parties
has rented, released, conveyed and QUIT CLAIMED, and by these presents does remise,
release, convey and QUIT CLAIM unto the grantee, his heirs and assigns forever, all the
right, title, interest, claim and demand which the grantor has in and to the real property
together with improvements, if any,situate, lying and being in the County of Weld, Ind the
State of Colorado, described as follows:

RESERVING HOWEVER, unto grantor, all oil, gas and other minerals p esently
owned by said grantor. if any,in,on, under, upon and that my be produced fr)m said
premises for a period of 10 years from the date hereof, TOGETHER WI PH the
• rights of ingress and egress nrnnary to explore for, mine and remove such oil,gas
and other minerals. After such time all oil, gas and minerals shall revers to the
grantee, his heirs, successors and assigns.
TO HAVE AND TO HOLD the same, together with all and singular the appurtenant es and
privileges thereunto belonging,or in anywise thereunto appertaining, and all the estat s, right,
title,interest and claim whatsoever, of the grantor, either in law or equity, to the onll proper
use, benefit and behoof of the grantee, his heirs and assigns forever. The singular Plumber
• shall include the plural, the plural the singular,and the use of any gender shall be ap rlicable
to all genders.
