RE: APPROVE VACATION OF PLANNED UNIT DEVELOPMENT FINAL PLAN, FIRST
FILING, FORT JUNCTION PUD, S #344 -THE VILLA AT GREELEY, INC.
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute arid the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, by Resolution dated December 8, 1993, the Board did approve Planned
Unit Development Final Plan, S #344, for a pre-parole facility for The Villa at Greeley, Inc., on
the following described real estate, to-wit:
Part of the SW'/ of Section 2, Township 2 North,
Range 68 West of the 6th P.M., Weld County,
Colorado
WHEREAS, the Board has received a request from the current owner, Del Camino
Junction Development, Inc., to vacate said Planned Unit Development Final Plan, S #344, and
WHEREAS, the Board of County Commissioners heard all of the testimony and
statements of those present, studied the request of the applicant and the recommendations of
the Department of Planning Services staff and all of the exhibits and evidence presented in this
matter and, having been fully informed, deems it advisable to approve said vacation.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Weld County, Colorado, that Planned Unit Development Final Plan, S #344, be, and hereby is,
vacated.
The above and foregoing Resolution was, on motion duly made and seconded, adopted
by the following vote on the 16th day of August, A.D., 1999.

SUBJECT: Vacation of S-344, The Villa of Greeley, Inc.
The Department of Planning Services' staff is recommending the vacation of S-344, a Site
Specific Development Plan and Planned Unit Development Final Plan for The Villa of Greeley,
Inc. for the following reasons:
1. The current property owner is requesting the vacation.
2. The request is a condition of approval (1.f.) For S-481, PUD Final Plan for Del Camino
Junction.

RESOLUTION
RE: APPROVE SITE SPECIFIC DEVELOPMENT PLAN AND PLANNED UNIT DEVELOPMENT (POD)
PLAN, 1ST FILING, FORT JUNCTION PUD - THE VILLA AT GREELEY, INC., C/0 JOHN
T. COPPOM
WHEREAS, the Eoard of County Commissioners of Weld County, Colorado,
pursuant to Colorado statute and the Weld County Home Rule Charter, is vested
with the authority of administering the affairs of Weld County, Colorado, and
WHEREAS, a public hearing was held on the 8th day of December, 1993, at
10:00 a.m. for the purpose of hearing the application of The Villa at Greeley,
Inc., c/o John T. Coppom, 1750 6th Avenue, Greeley, Colorado 80631, requesting
a Site Specific Development Plan and Planned Unit Development (POD) Plan, 1st
Filing, Fort Junction PUD, for a parcel of land located on the following
described real estate, to-wit-
Part of the SWI of Section 2, Township 2 North, Range 68
West of the 6th P.M., Weld County, Colorado
WHEREAS, the applicant was represented by John Coppom, Principal and
Administrator, and Mi:hael Brand, Corrections Director of The Villa at Greeley,
Inc., and Arthur Roy, Attorney, and
WHEREAS, Section 28,14 of the Weld County Zoning Ordinance provides
standards for review of such a PUD Plan, and
WHEREAS, the Bcard of County Commissioners heard all the testimony and
statements of those present, has studied the request of the applicant and the
recommendations of tha Weld County Planning Commission, and, having been fully
informed, finds that this request shall be approved for the following reasons:
1. The applicant has complied with all the application requirements
listed in Section 28.9 et seq., of the Weld County Zoning Ordinance.
2. The reque:at is in conformance with Section 28.14 of the Weld County
Zoning Ordinance as follows:
a. The proposed PUD Plan is located within the 1-25 Mixed-Use
Development Area. The uses proposed for the PUD Plan are
consistent with the uses described in the I-25 Mixed-Use
Development Area and Activity Center Section of the
Comprehensive Plan;
