USE BY SPECIAL REVIEW QUESTIONNAIRE
1. Explain, in detail, the proposed use of the property.
We plan to build a residence with an indoor arena. We own quarter horses and
hope to raise a foal each year. We would fence the west end of the property for pasture
and raise hay on the eastern portion of the land.
2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive
Plan.
Weld county is dedicated to continuing their history of supporting agriculture.
We are in full compliance with this plan by raising horses and fanning the land for a
cash crop..
3. Explain how this proposal is consistent with the intent of the Weld County Ordinance and
the zone district in which it is located.
We are intending to have a small horse operation and use the land for a hay crop and
pasture.
4. What type of uses surround the site? Explain how the proposed use is consistent and
compatible with surrounding land uses.
The surrounding properties are similar in use, i.e., herb farm, hay, llama farm, and horse
property.
5. Describe, in detail, the following:

1 single family residence (approx. 2500 sq. ft with an attached 3 car garage.),
1 indoor arena, 15,000 sq. ft., and an attached barn 5,000 sq. ft..

4-6 horses, 2 dogs, 3 cats.
f What kind (type, size, weight) of vehicles will access this site and how often?
Personal cars, pick up truck with 3 horse trailer, and tractor.

The land is currently vacant, we would propose a septic system designed to
county specification and soils.

We will plant native grasses, trees and shrubs appropriately on the yard and drive areas.

8. Explain how the storm water drainage will be handled on the site. Storm water to be
carried away via the lower ditch on the north edge of the site.
9. Explain how long it will take to construct this site and when construction and landscaping
is scheduled to begin. Construction on the building should begin within 45 days of
obtaining permits and sale of our current acreage in Adams County. Construction should
be completed within 6 months after commencement.
10. Explain where storage and/or stockpile of wastes will occur on this site.
Construction waste will be hauled to landfill.
We are proposing a single family home and an indoor riding arena. I am a"backyard"horse
breeder of Quarter horses,bred for reining. I hope to raise a foal or two each year, break them
to ride and sell as 2 or 3 year olds. We would like to pasture the horses in pasture surrounding
the house and barn. We hope to plant the major portion of the land in grass/alfalfa hay or other
crops.
This tract of land was created as a result of the district court ruling of civil action No. 92-CV399
Div.1, Sept. 13, 1994, in the case of Robert J. Grigsby Vs. Jane Sencenbaugh, Josephine B. Miles,
Vessels Gas, KN Gas,Amoco,&Howard Rasmussen. Tract No. 2 was formed, easements, and
water rights were allocated. The tract is less than 80 Acres which is the minimum lot size for a
residence for Weld County agricultural land. We are seeking approval for building a residence
and outbuildings. The county has granted this permit to Tract 3 (33 acres)adjoining this tract
to the south of the easement road.
