I hope this meets all your requirements. 1) The proposed use of the existing 40 ' x 60 ' out building is for housing equipment and office use only. Dave Miller owns and operates a backhoe service named Miller' s Backhoe Service, Inc. . 2) The addition of the structure is consistent with the intent of Weld County Comprehensive Plan in the sense it is in an agricultural area and was approved by signature of all the surrounding land owners prior to construction. 3) The piiposed building structure is not in compliance with the Weld County Zoning Ordinance and this is why we are applying for a Use by Special Review application. It is, however, in my opinion, consistent with the intent of the zone district in which it is located due to the fact that structures of similar size are located in the surrounding agricultural area. 4) The surrounding area consists of low density residential multi- acre properties and farm land. The proposed use of the structure and land is, in my opinion, consistent with, and compatible with the surrounding land uses. The structure as stated previously is used to house equipment and office functions. 5) a. One family of four resides on this property. b. David Miller is a self employed with ,to employees. C. Miller' s Backhoe Service operates from 8: 00 A.M. to 5: 00 P.M. with all of his work oft site. D. There are three existing structures on site. One single family wood frame home one lean two shed and one pole barn which is in question for the special review, and see no other structures to be built in the foreseeable future. Joseph P. There is one pick-up truck, one 15 yard dump truck, one backhoe and trailer, and passenger cars. G. The development, Orr Miner Subdivision, has fire protection through the local municipality. H. The domestic water source is the city of Greeley water. The irrigation water is through the No. three ditch. I. The Sewage disposal system on the property is a septic system. There is no additional system proposed. J. No storage or warehousing is proposed on this site currently or in the foreseeable future. 6) The landscaping is existing on the site. It consists of residential type plantings and grass along with open pasture land. 7) There will be no reclamation procedures when termination of the Use by Special Review activity occurs. 8) The storm drainage is not affected by the existing structure in question. The storm drainage is occurring as it was designed for Orr Miner Subdivision. 9) The site is currently existing. 10) There is no storage of wastes on this site.
