LEGAL DESCRIPTION: The legal description is attached hereto and made a part hereof by reference. PROJECT CONCEPT: The Dollaghan PUD is designed as an integrated community where persons of variable income can live and work without the need to commute to other communities. The Development will be designed to provide needed industrial,commercial and residential areas for the Town of Firestone with a minimal impact on the surrounding uses and Town facilities and services. Commercial uses are located on existing arterial roads. Industrial uses are limited to the northern section of the property away from currently developed areas. The Development will take advantage of PUD regulations by allowing phasing of the Development to reflect current market conditions. REGIONAL IMPACTS: The Town of Firestone is currently conducting a Regional Impact Survey. 3 ENVIRONMENTAL INFORMATION: The present use of the land is dry land wheat farming. No environmental components are located on the property, including but not limited to, trees, wet lands, streams, floodplains and historical and archaeological sites. UTILITIES AND PUBLIC SERVICES: The property is will be served by the following utility and public services: Utilities: Water: Central Weld Water District Sewer: St. Vrain Sanitation District Electricity: United Power, Inc. Gas: Public Service Company Public Services: Fire: Mountainview Fire Protection District Schools: St. Vrain Valley District RE 1J Police: Town of Firestone Trash Service: Commercial Haulers SERVICE REQUIREMENTS: All utilities and services are currently to the property and/or agreements have been made for the provision of service. CIRCULATIONS SYSTEMS: To be supplied. 4 LAND USE AND ZONING: The Property was annexed to the Town of Firestone on February 8, 1996. It has not been zoned as part of the annexation process. At the time of the annexation of the Property, the Town of Firestone and the Property owners contemplated the zoning of the Property pursuant to the PUD zoning procedures of the Town of Firestone. DENSITY: See accompanying Land Use Map and Land Use Table. BUILDING HEIGHT: The building height shall conform to the Development Standards of the applicable provisions of the Town of Firestone Development Regulations. LAND USE TABLE: Attached. PARK DEVELOPMENT: Open space, including parks, shall be dedicated to the public at the subdivision platting phase. All open space, trails, and parks shall be maintained by the Town if dedicated, or by the private owners through appropriate homeowners association covenants. 5 PRIVATE MAINTENANCE AND ENFORCEMENT: The entire Property shall be subject to the appropriate covenants to maintain architectural control and quality, open space and park preservation and maintenance, and limitation of uses.
