RE: SITE SPECIFIC DEVELOPMENT FINAL PLAN FOR SECOND FILING PLAN AND PLANNED (78 LOTS), MEADOW VALEDEVELOPMENT SUBDIVISION -
MEADOW VALE FARM, INC.
A public hearing was conducted on April 30, 1997, at 10:00 a.m., with the following present:
Commissioner George E. Baxter, Chair
Commissioner Constance L. Harbert, Pro-Tem
Commissioner Dale K. Hall
Commissioner Barbara J. Kirkmeyer
Commissioner W. H. Webster

Planning Department representative, Todd Hodges
The following business was transacted:
I hereby certify that pursuant to a notice dated March 24, 1997, and duly published March 27, 1997,
in the South Weld Sun, a public hearing was conducted to consider the request of Meadow Vale
Farm, Inc., for a Site Specific Development Plan and Planned Unit Development (PUD) Final Plan
for Second Filing (78 lots), Meadow Vale Subdivision. Lee Morrison, Assistant County Attorney,
made this a matter of record. Todd Hodges, Department of Planning Services representative,
presented a brief summary of the proposal and entered the favorable recommendation of the
Planning Commission into the record as written. He stated the First Filing was for 11 lots and this
filing is for the remaining 78 lots and the school -bus stop/postal service structure, which Floyd
Oliver, owner, has agreed to change pursuant to suggestions from Don Carroll, Public Works
Department. Mr. Hodges reiterated staff recommendation for approval, including the Conditions
of Approval. He stated Mr. Oliver has been very cooperative, and the improvements agreement
will be presented to the Board next week. Mr. Oliver stated this project is on the family farm, and
the only change is the structure sign will read "Mail Center" rather than "Post Office" as per a
request from the Longmont Postmaster. He explained the structure will be brick inside and out,
with electrical lighting, and it will double as a school -bus stop and a focal point for the residents to
visit. The Board commended Mr. Oliver for this idea, and Mr. Oliver stated the Longmont
Postmaster is very excited about it also. He pointed out the location of the mail center, which will
serve the whole development, and stated he is discussing the parking and traffic issue with Mr.
Carroll. Mr. Oliver confirmed all Conditions of Approval are acceptable, and Chair Baxter confirmed
with Mr. Carroll that no additions were necessary. No public testimony was offered concerning this
matter. Commissioner Webster moved to approve the request of Meadow Vale Farm, Inc., for a
Site Specific Development Plan and Planned Unit Development (PUD) Final Plan for Second Filing
(78 lots), Meadow Vale Subdivision, based on the recommendations of the Planning staff and the
Planning Commission, with the Conditions of Approval and the addition of the mail center/school-
bus stop, as entered into the record. The motion was seconded by Commissioner Harbert, and
it carried unanimously.
