Jerke REQUEST: A Minor Subdivision Final Plat LEGAL DESCRIPTION: Lot B of RE -691, located in the SE4 NE4 of Section 32, T5N, R65W of the 6th P.M., Weld County, Colorado. LOCATION: North of and adjacent to the intersection of Weld County Roads 41 and 50-1/2. It was determined that existing easements were in compliance with the requirements of each member. Discussion followed. There were no concerns at this stage of the Minor Subdivision. Sue Skaley moved to approve the Minor Subdivision Final Plat as submitted. Gene Rempel seconded the motion. The acting Chairperson asked the members of the committee for their decision. Motion carried unanimously. Tape 22 Cody Wooldridge Doug Melby Sue Skaley Don Carroll Central Weld County Water District Evans Fire Protection District U.S. West Communications Public Works CASE NUMBER: S-361 APPLICANT: William and Marcia Franz REQUEST: Minor Subdivision Final Plat LEGAL DESCRIPTION: Part of the NW4 of Section 14, T7N, R66W of the 6th P.M., Weld County, Colorado. LOCATION: South of and adjacent to State Highway 14 and east of and adjacent to Weld County Road 33. Design standards were discussed and it was determined they should be used as a guide in the minor subdivision application process. 10 foot easements were required along side of each lot (20 feet divided equally). A 15 foot easement along the north end of Lot 6 and south end of Lot 1. A 20 foot easement along the front of lots for utilities and irrigation. It is okay to combine utility and irrigation easement. Pipe for irrigation rig will be above ground and can been moved out of the way if utility companies need to do work. Propane gas was proposed and Greeley Gas Company stated natural gas is available to the site. CASE NUMBER: S-362 APPLICANT: Dos Rios, Second Filing, c/o Joyce Allely REQUEST: Subdivision Preliminary Plan LEGAL DESCRIPTION: Part of Section 34, T5N, R66W of the 6th P.M., Weld County, Colorado. LOCATION: Approximately 1.5 miles south of Greeley city limits south of and adjacent to Weld County Road 52 and west of and adjacent to 47th Avenue. It was determined the Board would require a 15 foot easement along the north and east boundaries of the property inside existing utility easements. The applicant needs to identify the width of all easement and remove the "general" notes on easement width. On Block 3 (specifically the E boundary of Lots 2 & 3), will require no additional easement for utilities. County's should be able to work within the gas easement already existing. LOCATION: Northwest of and adjacent to the intersection of Weld County road 41 and Weld County Road 50-1/2. 950361 ' MINUTES OF THE WELD COUNTY UTILITIES ADVISORY COMMITTEE MEETING August 25, 1994 Page 2 It was determined that a 15 foot utility drainage and irrigation easement be placed on the north side of Lots 1, 2, and 3. The easement between Lots 3 & 4 should be 20 feet apportioned equally on abutting properties. All lots shall have a 20 foot utility, drainage, and irrigation apportioned equally on abutting properties. Lot 6 shall have 50 feet designated for utility, drainage, access and maintenance on its west boundary. Gene Rempel moved to approve the above plats with changes as stated. Cody Wooldridge seconded the motion. The Vice -Chairman asked the members of the Committee for their decision. Motioarried unanimously. Respectfully Secretary 950361 Hello
