RE: APPROVE APPROVAL DOCUMENT FOR WELD COUNTY AMBULANCE SERVICE FACILITY WITH
THE CITY OF GREELEY AND AUTHORIZE CHAIRMAN TO SIGN
WHEREAS, the Board of County Commissioners of Weld County, Colorado,
pursuant to Colorado statute and the Weld County Home Rule Charter, is vested
with the authority of administering the affairs of Weld County, Colorado, and
WHEREAS, the Board has been presented with an Approval Document for Weld
County Ambulance Service Facility with the City of Greeley, with the terms and
conditions being as stated in said approval document, and
WHEREAS, after review, the Board deems it advisable to approve said
approval document, a copy of which is attached hereto and incorporated herein by
reference.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the Approval Document for Weld County Ambulance Service
Facility with the City of Greeley be, and hereby is, approved.
BE IT FURTHER RESOLVED by the Board that the Chairman be, and hereby is,
authorized to sign said approval document.
The above and foregoing Resolution was, on motion duly made and seconded,
adopted by the following vote on the 30th day of March, A.D. , 1992.

This Approval Document is prepared pursuant to Section 18.30.210 of
the City oilifigeley Zoning Code of 1976 and represents approval by
the Citynb₹i': tee ey, Colorado, of a planned unit development (PUD)
presented to the City Council by Weld County, on December 3, 1991.
WHEREAS, the City Council of the City of Greeley, Colorado, has
zoned the aforementioned property PUD and subsequently reviewed
and approved the final PUD plan and directed the preparation of
this Approval Document; and
WHEREAS, the boundary of the Weld County Business Park Concept PUD
is more fully described on Exhibit A attached hereto and
incorporated herein by reference; and
WHEREAS, in accordance with the Greeley Zoning Code of 1976, Weld
County has presented a final PUD plan for certain real property
situated within the City of Greeley, County of Weld, State of
Colorado; and
WHEREAS, after evaluating the final PUD plan, City Council has
found that the PUD plan will serve the public interest and that it
will provide the safeguards to he public and to the persons owning
and occupying the land area of the PUD which would be approximately
equivalent to the safeguards provided by the regulations in the
Greeley Zoning Code of 1976.
NOW, THEREFORE, final PUD approval is given to the Weld County
Ambulance Service Facility which includes the following
provisions:
A. Land Use
The approved land use an ambulance service facility.
B. Circulation
Pedestrian and automotive access is to be provided in
accordance with Exhibit B, with the exception that the curb cut
width to the ambulance doors will be reduced to 35 feet to
comply with City standards.
C. Building Design and Location
The exterior design of Phase I structures are to be in
accordance with Exhibit C.
Building siting is to be in accordance with Exhibit B.

D. Landscaping and Open Space
Landscaping and open space shall be provided in accordance
with Exhibit B. Additional xeriscaping for the southeast
portion of the site and adjacent to both M Street and 11th
Avenue shall be installed to the satisfaction of the City
Forester and the Community Development Department.
E. Signage
Signage is to consist of one 24-square-foot freestanding brick
sign with 6-inch metal letters.
F. Lighting
Exterior lighting is to be consistent with the exterior
lighting approved and installed for the Weld County Human
Resources facility.
G. Grading
Grading should be in general compliance with Exhibit D.
It is understood by all parties that the PUD plan approved by
virtue of this document is an integral part of the zoning of the
above-described tract of land and that pursuant to Section
18.30.260 of the Zoning Code of 1976, all successors, heirs, or
assigns are obligated to comply with the requirements and
limitations of this Approval Document as. though such successors,
heirs, or assigns have been landowners at the time this approval
document was issued. Any disputes, disagreements, or matters not
covered by this Approval Document shall be resolved by referring to
the Greeley Zoning Code of 1976 as applicable at the time such
disagreements or matters should arise. It is also understood that
any failure to comply with the requirements and limitations of the
Approval Document will subject the landowner, its successors,
heirs, or assigns to penalties as provided by virtue of Section
18.30.230, 18.30.240, and 18.44 of the Zoning Code of 1976 and
Section 1.32 of the Greeley Municipal Code, as well as all civil
remedies available 'to the City of Greeley to prevent or remedy any
Zoning Code violations.
