Building is 5760 s/f, built in 1979. Land is 217,800 s/f. This property has a severe locational obsolescence problem. Access to the property is virtually blocked by the surrounding development. Efforts to rent or lease the property have resulted in 2 different businesses located on the property going bankrupt, as a result of the access problem with the property. The property has produced no income in some time and has, in fact, been vacant for the past 2 years. Additionally, the land is located adjacent to a flood plain area, and is subject to flooding problems and water damage to the improvements . This makes the property even less desirable to a prospective tenant. From an income approach: Assume market rent of $3 per s/f = $ 17,280 potential gross income Expense factor of 25% ($ 4,320) Net income $ 12,960 Using a cap rate of 118, a value of $117,818 is derived for the subject property.
