19...89..., 19.99 , are erroneous, illegal, or due to error in valuation for the following reasons:
(Completely describe the circumstances surrounding the incorrect value or tax.)
In accordance with Senate Bill 91-231, petitioner requests review and adjustment
of the 1989 and 1990 assessed value. Subject's over-valuation is verified by
the assessment reduction the property received in 1991 and is further verified
by the attached report.
Summation: In the '91 protest, we showed that this property was bought in an
arms length transaction in 8601. We compromised on the value at $51,000. For
the 1989/90 assessment period, a Jan '86 sale is just one market period removed
from the primary window of 8701 to 8806. Accordingly, the value of $51,000 is
even m 'e appropriate for the 89/90 assessment period. Petitioner, then,
requegts the 89/90 valuations be adjusted to $51,000 actual value.

WHEREAS, the Board of County Commissioners of Weld County, Colorado,
organized as the Board of Equalization for the purpose of adjusting, equalizing,
raising or lowering the assessment and valuation of real and personal property
within Weld County, fixed and made by the County Assessor for the year 1991, and
WHEREAS, said petition has been heard before the County Assessor and due
Notice of Determination thereon has been given to the taxpayer(s) , and
WHEREAS, the taxpayer(s) presented a petition of appeal of the County
Assessor' s valuation for the year 1991, claiming that the property described in
such petition was assessed too high, as more specifically stated in said
petition, and
WHEREAS, in lieu of the hearing scheduled before the Board of Equalization

Sale was arms length; listed property @ 50,000 with Brown Realty, bldg was
free and clear, no pressure to sell (per sellers rep Chris Fuchs 454-3936)
Subject is in below avg condition and would need major work to be useable
as a commercial concern. Value: purchase plus new roof and room--$51,000.
