APPROVED WITH CONDITIONS
The Department of Planning Services has determined through the review that the
standards of Section 9-2 E. (1) (a) through (m) of the Weld County Subdivision
Regulations have been met. This Recorded Exemption is approved with the following
conditions in accordance with information submitted in the application and the
policies of the County.
A Weld County septic permit is required for the proposed home and its septic system
shall be installed according to the Weld County Individual Sewage Disposal System
(ISDS) regulations.
An ISDS evaluation by the Weld County Health Department on all existing septic systems
will be necessary prior to issuing the required septic permits on the existing
systems.
The Individual Sewage Disposal System permit shall be finalized and approved by an
Environmental Protection Specialist within one (1) year of the application date.
The applicant shall submit a mylar plat to the Department of Planning Services to be
recorded in the office of the Weld County Clerk and Recorder. The plat shall be
prepared in accordance with the requirements of Section 9-2 C. (4) of the Weld County
Subdivision Regulations. The plat shall be submitted within sixty (60) days from the
date of approval by the Department of Planning Services. The applicant shall be
responsible for paying the recording fees. /7F /

The reason for dividing this parcel into two lots is because the
owner no longer needs the improvements on the proposed Lot A for
labor housing . It is also an effort to make their operation more
efficient . This lot is notirrigated .

This proposal is consistent with the policies of the Weld County
comprehensive Plan due to the following factors : ( 1 ) No lot has
been created by a Recorded Exemption within the past five ( 5 )
years , ( 2 ) It is in an agricultural district and the contiguous
ownership is more than twice the minimum lot size, and ( 3 ) The
lot created by this Recorded Exemption shall have access from Weld
County Road 74 which is a county road right of way.
