APPROVED WITH CONDITIONS
The Department of Planning Services has determined through the review that
the standards of Section 9-2 E. (1) (a) through (m) of the Weld County
Subdivision Regulations have been met. This Recorded Exemption is approved
with the following conditions in accordance with information submitted in
the application and the policies of the County.
The applicant shall submit a mylar plat to the Department of Planning
Services to be recorded in the office of the Weld County Clerk and
Recorder. The plat shall be prepared in accordance with the requirements
of Section 9-2 C. (4) of the Weld County Subdivision Regulations. The plat
shall be submitted within sixty (60) days from the date of approval by the
Department of Planning Services. The applicant shall be responsible for
paying the recording fees.

ADDITIONAL ITEMS OF SUBMISSION
4 . The purpose of submitting this amended recorded
exemption is to increase the size of Lot A from 4 . 00
acres to 5. 84 acres to allow more room for horse
pasture . The result will be to reduce the area of Lot B
to approximately 49 acres .
5. The proposed change will not effect any change in the
use of either Lot A or Lot B and therefore remains
consistent with the policies of the Weld County
Comprehensive plan.
6 . The proposed change will not effect any change in the
use of either Lot A or Lot B. Therefore the current
zoning will not be changed and will remain consistent
with the intent of the zone district in which the
subject property is located.
7. The surrounding land uses are single family residential
and agricultural uses . The current use of Lots A and B
is single family and agricultural uses . The change in
lot lines will not change those uses and thus they will
remain compatible with surrounding land uses .
8. No change of use of either Lot A or Lot B is proposed
and their uses will continue to be consistent with
future development as projected by the comprehensive
plan. The property does not lie within any adopted
master plans of nearby municipalities .
9 . The proposed change in this recorded exemption will not
impede efficient and orderly development of the land .
No change in the points of access are required and no
existing access is restricted as a result of this
change .
10. Both Lots A and B are currently served by Central Weld
County Water District and septic systems . No change in
either the water or sewer facilities are required by
this amended recorded exemption.
11 . The property under consideration for a recorded
exemption is not is a flood plain, geologic hazard,
