The Assessor has determined that your property should be included in the following category(ies): Residential property is valued by considering the cost and market approaches. Agricultural land value is determined solely by the earning or productive capacity of the land, capitalized at a rate set by law. Producing mines are assessed at 25%of the gross proceeds or 100%of the net proceeds, whichever is greater. Oil and gas leaseholds and lands are assessed at 87.5% of the gross value of the oil and/or gas sold or transported from the premises on primary production;secondary production is valued at 75%. All other property, including vacant land, is valued by considering the cost, market, and income approaches. If your concern is the amount of your property tax, local taxing authorities (county, city, fire protection, and other special districts) hold budget hearings in the fall. Please refer to your tax bill or ask your Assessor for a listing of these districts, and plan to attend these budget hearings. The Assessor has carefully studied all available information, giving particular attention to the specifics included on your protest and has deter- mined the valuation(s) assigned to your property. The reasons for this determination of value are: WE HAVE CORRECTED MINOR ERRORS IN THE DESCRIPTION OF THIS PROPERTY. IF TH£5E ITEMS AFFECT YOUR VALUATION. THE CHANGES ARE REFLECTED ON , THIS FORM. National valuation guides (N.A.D.A) are generalizations and have no specific values-particularly after 10 years. 2 . Dealers indicate that any units 10 years or older have a rapidly diminishing value. 3 . Sales of units throughout Weld County reflect units of same age without consideration of current condition, improvements, maintenance or quality upgrades (roofing, siding, windows , carpets, etc. 4 . This unit is totally original-no upgrades in windows roofing, siding, carpets, appliances. There is no rational justification for the increase between 1990 and 1991 . 5 . The taxable value shown on the title is the same as that shown in December 1981. This amount has no rel- evance to market value. 6 . Present unit purchased 1 May 1988 for $8 , 700 . 00 . As indicated by the attached contract, other items were included. This unit is an improvement to real property. Because the real estate is non-owned by the trailer owner, the trailer has even less value. Owner submits that the appropriate market value of the 1975 Solitaire, including the improvements outlined in the purchase contract, is $7 , 000 . 00 a4 en .ark s'(. This hearing will be held at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor Hearing Room. You have a right to attend this hearing and present evidence in support of your petition. The Weld County Assessor will be present before the Board.
