The properties the appraiser stated she used for comparisons are 338 Walnut Drive (sold for $56,500) , 18 Walnut Drive (sold for $53,000) and 18 Walnut Drive (does not exist, fire department sets on this property) . The properties that do exist have 1000 to 1200 square feet of finished living space. The appraiser stated she took the selling price minus the land value and divided the finished square feet by the remainder to establish an estimated value for my property. The appraiser assumed that both levels of my home were full finished in 1989 and the first half of 1990. To the best of my knowledge, there was never an attempt to inspect my property in 1989 or the first half of 1990. During that time period, only half of my house had finished living space (1000 square feet) and therefore should be appraised at the values as compared to real property in our area.
