respectfully requests that the taxes assessed against the above property for the years A. D.
19...89..., 19.99...., are erroneous, illegal, or due to error in valuation for the following reasons:
(Completely describe the circumstances surrounding the incorrect value or tax.)
In accordance with Senate Bill 91-231, petitioner requests review and adjustment
of the 1989 and 1990 assessed value. Subject's over-valuation is verified by
the assessment reduction the property received in 1991 and is further verified
by the attached report.
Summation: Subject was correctly valued in 1989/90, but improperly assessed.
Subject is mixed use--residential apartment and commercial office. It was taxed

the proper mix was agreed upon this year as 33% residential, 67% commercial.

The appraised value of property is based on the appropriate consideration of the approaches to value required by law.The Assessor has deter mitred
that your property should be included in the following category(ies):
— Residential property is valued by considering the cost and mat ket approaches.
Agricultural land value is determined solely by the earning or productive capacity of the land, capitalized at a rate set by law.
Producing mines are assessed at 25%of the gross proceeds.or 100%of the net proceeds, whichever is greater. •
—Oil and gas leaseholds and lands are assessed at B7.5% of the gross value of the oil andkir gays sold or transported from the premise- on
primary production;secondary production is valued at 75%.
r--.All other property, including vacant land,is valued by considering the cost, market, and income approaches.
If your concern is the amount..of your property tax, local taxing authorities (county, city, tire protection, and other special districts) hold
budget hearings in the fall. Please refer to your tax bill or ask your Assessor for a listing of these districts, and plan to attend these budget hearings.
The Assessor has carefully studied all available information, giving particular attention to the specifics included on your mutest and has deter-
mined the valuation(s) assigned to your property. The rr.d.,ons for this determination of value are:
