This hearing will be held at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor Hearing Room. You have a right to attend this hearing and present evidence in support of your petition. The Weld County Assessor will be present before the Board. The Board will make their decision on the basis of the record made at the aforementioned hearing, as well as your petition, so it would be in your interest to have a representative present. If you plan to be represented by an agent or an attorney at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the Board's Office, an authorization for the agent or attorney to represent you. If you do not choose to attend this hearing, a decision will still be made by the Board by the close of business on August 5, 1993, and mailed to you on or before August 10, 1993. Schedule number: 147329000038 McMurray, Mary Ellen & William H. Sr. , Owners The subject property was a 2-room house moved to this site from West of Brighton in the 1920's. House has been added onto since then, but still has the old lead plumbing and the same old (2-wire) wiring. The only updating was a new sink in kitchen and new bathroom fixtures. Living room and bedrooms use extension cords for lamps and clock-radios. The main objection to the "all-most double" tax valuation is shown by the enclosed map. Subject property is located 50 yards from West-part of home to railroad, which has an average of 28 trains a day passing the subject property (18 coal trains, 8 freights, 2 Amtrack). These figures came from Burlington Railroad. There is also a "spur track" where trains pull off and let other priority trains pass. The 5-engine coal trains sometimes set there 2 hours or more, engines always running. West of the railroad is the I-76 Highway, heavily travelled with truck traffic, 24 hours a day. Another factor affecting the market value of the property is the land between our house and the railroad that the State owns for a future service road. It will be less than 50 feet from the West corner of our house to the service road. Enclosed are survey map and photo of subject property. It is 7 acres, and this was a VA Repossession that was on the market for. . . $27,000. (This can be verified by VA. I also showed this property to a client.) Down payment on this home was $500. Perhaps this was a factor, as well as no close neighbors on the South side, and perhaps a dog kennel? Address of this property is 2642 Weld Count' Road 41, and it sold for $74,500. on Dec. 9, 1991.
