The submitted materials are in compliance with the application requirements of Section 24.7 of the Weld County Zoning Ordinance. 2. Corporate headquarters Gentlemen: Monfort, Inc. intends to expand its south office building at its corporate headquarters area north of Greeley. The south office building will be expanded by 36' x 84 ' addition to the south end of the current building. The addition will provide office space for approximately twenty-five employees of which two-thirds are already occupants of the south building. The office building to which the addition will be made is one of three office buildings at the site. The other surrounding uses include Monfort Transportation truck terminal and agricultural uses. The nearest residential use is approximately one-quarter mile away and is owned by the Applicant. Water is provided by North Weld and sewage is provided by the sewage services provided by the City of Greeley. The current parking facility located to the east of the current building is adequate for any additional employee parking. If there is need for further parking, the east parking lot can be expanded in a southerly direction. Access to the parking shall remain as shown on the plat. No further access is anticipated for this addition. The Monfort corporate headquarters facilities are protected by a private warning service and the Eaton Fire Department. Storm water is captured on premise and used for irrigation. The Applicant intends to expand the current landscaping which includes grass and ornamental shrubs. The upper silty sands exhibit a potential to compress when wetted while under constant load. (2) We recommend the proposed building be founded with spread footings placed on the undisturbed -natural soils designed for an allowable soil bearing pressure of 1 ,500 psf. The allowable soil bearing pressure may be increased to 3,000 psf if the foundation soils are overexcavated and replaced properly compacted. Required depths of overexcavation and replacement are discussed in the report text. The relatively low bearing pressure for the undisturbed natural soils is recommended because of the moisture sensitivity of the -soils in their undisturbed state. 930141 Chen&Associates -2- PURPOSE AND SCOPE OF STUDY This report presents the results of a soil and foundation study for the proposed office building to be located -at the Monfort of Colorado Office Complex. The site is located in -the NE 1/4, NW 1/4, Sec. 30, T. 6 N. , R. 65 W. , Weld County, Colorado. The study was -conducted for the purpose of developing foundation recannendations for the proposed building. The project site is shown on Fig. 1 . A field -exploration program consisting of four exploratory borings was conducted to obtain information on subsurface conditions. Material samples obtained during the field exploration were tested in the l-aboratory to determine the compressibility or swell characteristics and classification of the on site soil. The results of the field exploration and laboratory testing were analysed to develop recanmendations for foundation types, depths and allowable pressures for the -proposed building foundation. The results of the field exploration and laboratory testing are presented herein. This report has been prepared to surtmarize the data obtained during this study and to present our _conclusions and recarmendations based on the -proposed construction and the subsurface conditions encountered. Design parameters and a discussion of geotechnical engineering considerations related to construction of the proposed building are included in the report. PROPOSED CONSTRUCTION We understand the proposed building will be a one to two-story wood frame structure occupying a footprint area of approximately 10,000 square feet. Column loads will range up to nearly 100 kips. We understand she site will be 920144 Chen&Associates -3- regraded so the loser level of the building will walk out to the west. As we understand it, approximately 4 to 6 feet of fill will be placed above the lower floor level on the east side of the building. The proposed lower floor level is indicated on Fig. 2. If the design varies from the project description presented above, the reccumendations presented in this report should be reevaluated. SITE CONDITIONS At the time of -the field exploration, the proposed building area consisted of a relatively flat vacant area with an existing house and garage located at the south end of building site. The site was vegetated with grass and weeds. The topography across the building site appeared natural. Existing Monfort Corporate Office buildings were located just north of the proposed building area. SUBSURFACE CONDITIONS The subsurface conditions were explored by drilling four exploratory borings at the locations shown -on Fig. 1 . The borings were -advanced through the overburden soils with 4-inch diameter continuous flight augers. Samples of the subsoils were obtained for classification and laboratory testing. Graphic logs of the borings are presented on Fig. 2 with a legend and explanatory notes. The subsoils found in the borings generally consisted of fine to medium grained silty to clayey sands with interlayered sandy to very sandy clay. The occurrence of the clayey materials was greater at depth. The silty to Chen&Associates 9:A11.41 -4- occasionally clayey sands in approximately the upper 5 feet had a low moisture content. The subsoils were more moist with depth. Penetration resistance values indicates the granular subsoils are generally medium dense to occasionally loose and the clays -are stiff to very stiff. The results of swell-consolidation tests conducted on samples of the upper silty to clayey sands indicate they will undergo compression when wetted under constant load. The underlying sandy clay materials exhibit very little compression to slight swelling when wetted under constant load. Ground water was not detected in the borings at the time of drilling. When the site was visited one week after drilling to check the borings for ground water, the previously existing house and garage on the south portion of the site had been removed and the site had been regraded. We were unable to locate the borings at that time. FOUNDATION -RECOMMENDATIONS Considering the -subsurface conditions encountered in the exploratory borings and the nature of the proposed construction, we recommend the proposed building be founded on spread footings placed on the undisturbed natural soils or properly compacted structural fill. Since the natural silty to clayey sands tend to compress when wetted, we recommend a relatively low allowable soil bearing pressure for footings placed on the undisturbed natural soils to reduce the chances of damage in the event the foundation soils are wetted over the life of the facility. The design soil bearing pressure may be increased by overexcavating the foundation areas and replacing the material properly compacted. 930141 Chen&Associates -5- The design and construction criteria presented below should be observed for a spread footing foundation system. The construction details should be considered when preparing project documents. (1 ) Footings placed on the undisturbed natural soils should be designed for an allowable soil bearing pressure of 1 ,500 psf. (2) The allowable soil bearing pressure may be increased to 3000 psf by overexcavating the natural undisturbed materials and replacing the material _properly compacted. The footing areas should be overexcavated to a depth of 2 feet for a footing width of 2 feet or less, or to a depth of 5 feet for footing widths of 5 feet or more. The depth of overexcavation should equal the footing width for widths between 2 and 5 feet. The excavated material should be replaced properly compacted to 100% of the maximum standard Proctor density at a moisture content within 2 percentage points of optimum. New fill should extend down from the edges of the footings at a 1/2 horizontal to 1 vertical projection. This will require overexcavating the foundation areas laterally as well as downward. (3) Based on experience, we estimat-e total settlement for footings designed and constructed as discussed in this section -will be approximately 1 inch or less. (4) Footings should have a minimum width of 16 inches for continuous footings and 24 inches for isolated pads. 930441 Chen&Associates -6- (5) Exterior footings should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 30 inches below the exterior grade is typically used in this area. (6) Continuous foundation walls should be reinforced top and bottom to span an unsupported length of at least 10 feet. (7) It is possible existing fill materials or other unsuitable materials will be found in foundation excavations. The proposed building area overlaps the location of an old garage building which has been removed. Areas of existing fill or other deleterious substances should be removed and the footings extended to adequate natural bearing material. As an alternative, the removed materials may be replaced in accordance with the recommendations for structural fill in item 2 of this section. (8) Granular foundation soils should be compacted with a smooth vibratory compactor prior to placement of concrete. (9) Care should be taken when excavating the foundations to avoid disturbing the supporting materials. FLOOR SLABS The natural on-site soils, exclusive of topsoil, are suitable to support lightly to moderately loaded slab-on-grade construction. To reduce the effects of some differential movement, floor slabs should be separated fran all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. We suggest joints be provided on the order of 930141 Chen&Associates -7- 15 feet on center. The requirements for slab reinforcement should be established by the designer based on experience and the intended slab use. A free-draining gravel layer is not required below the floor slabs as a drainage medium to control ground-water seepage. However, if concrete moisture in the slab is of concern, for example, if impervious floor coverings such as tile is proposed, separating the slab from the subgrade soils should be considered. This can be accomplished by placing a free-draining gravel layer at least 3 inches thick or an impervious barrier beneath the slab. The gravel layer is a more positive method. If a vapor barrier is used, its effect on the concrete mix and curing conditions of the slab should be considered. Fill placed beneath floor slabs should be a nonexpansive material such as the on-site sands. The soil engineer should evaluate the suitability of proposed fill materials. Fill should be placed and compacted to at least 95% of the maximum standard Proctor density near the optimum moisture content. FOUNDATION WALLS Foundation walls which are laterally supported and can be expected to undergo only a moderate amount of deflection should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of 50 pcf for backfill consisting of the on-site soils. All foundation walls should be designed for surcharge pressures such as traffic, construction materials and equipment. The pressure recommended above assumes drained conditions behind the walls and a horizontal backfill 9301141 Chen&Associates -8- surface. The build-up of water behind a wall or an upward sloping backfill surface will increase the lateral pressure imposed on a foundation wall. The lateral resistance of foundation wall footings placed on undisturbed natural soils or properly compacted fill material will be a combination of the sliding resistance of the footings on the foundation materials and passive earth pressure against the side of the footings. Resistance to sliding at the bottoms of the footings can be calculated based on a coefficient of friction of 0.35. Passive pressure against the sides of the footings can be calculated using an equivalent fluid unit weight of 200 pcf. Compacted fill placed against the sides of the footings to resist lateral loads should be a nonexpansive material. Fill should be placed and compacted to at least 95% of the maximum standard Proctor density at a moisture content near optimum. Wall backfill should be placed in uniform lifts and compacted to 90% of the maximum standard Proctor density in landscape areas and 95% of the maximum standard Proctor density in pavement areas. Care should be taken not to overcompact the backfill since this could cause excessive lateral pressure on the walls. WATER SOLUBLE' SULFATES The concentrations of water soluble sulfates measured in two samples obtained from the borings were 0.002 and 0.004 percent. These concentrations of water soluble sulfates represent a negligible degree of sulfate attack on concrete exposed to these materials. The degree of attack is based on a range of negligible, positive, severe and very severe as presented in the U.S. Bureau of Reclamation Concrete Manual. Based on this information, we believe 9301.41 Chen&Associates -9- special sulfate resistant cement will not be required for concrete exposed to the on-site soils. SURFACE DRAINAGE The upper silty sands on the site were found to exhibit a potential to compress when wetted. It will be extremely important to grade the site to prevent wetting of the foundation soils. Failure to do so could result in unacceptable foundation movements. The following drainage precautions should be observed during construction and maintained at all times after the building has been canpleted. (1 ) Excessive wetting or drying of the foundation -excavations and underslab areas should be avoided during construction. (2) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. (3) Roof downspouts and drains should discharge well beyond the limits of all backfill. (4) Excessive landscape irrigation should be avoided within 10 feet of the foundation walls. LIMITATIONS This report has been prepared in accordance with 'generally accepted soil and foundation engineering practices in this area for use by the client for design purposes. The conclusions and recommendations submitted in this report 9-01.41 Chen&Associates -10- are based upon the data obtained fran the exploratory borings drilled at the locations indicated on the exploratory boring plan, and the proposed type of construction. The nature and extent of subsurface variations across the site may not became evident until excavation is performed. If during construction, fill, soil, or water conditions appear to be different fran those described herein, this office should be advised at once so reevaluation of the recommendations may be made.
