THE PARTIES TO THIS ACTION entered into a stipulation. The
parties advised the Board of Assessment Appeals of the stipulation
by telephone; the Board therefore vacated the October 18 , 1993
hearing. A copy of the stipulation is attached and incorporated as
a part of this decision.
FINDINGS OF FACT AND CONCLUSIONS:
1 . Subject property is described as follows :
COMMERCIAL BANK PROPERTY LOCATED AT 1001 27TH AVENUE, GREELEY,
COLORADO (Weld County Schedule Number 62-0959-12-1-04-003)
2 . Petitioner is protesting the 1993 actual value of the
subject property.
3 . The parties agreed that the actual value of the subject
personal property should be reduced to:
Land $171, 815 . 00
Improvements $178, 185 . 00
Total $350 , 000 . 00
4 . The Board concurs with the stipulation.

Respondent is ordered to reduce the 1993 actual value of the
subject property as set forth in Paragraph 3 above.
The Weld County Assessor is directed to change his records
accordingly.

THE EXCESS LAND VALUE WAS DETERMINED TO BE IN INCORRECT, DUE TO
LAND TO BUILDING RATIO ANALYSIS. ALSO CONSIDERED POTENTIAL INCOME
ANALYSIS IN DEVELOPMENT OF FINAL VALUE.
8. Both parties agree that the hearing scheduled before the
Board of Assessment Appeals on OCT. 18, 1993 (date) at
1 : 00 P.M. ( time) be vacated; or, a hearing has not yet been
scheduled before the Board of Assessment Appeals _ (check if
appropriate) .
