STATEMENT OF PURPOSE
RE: Application for a Subdivision Exemption submitted by
Flatiron Paving Company for a parcel of land located in the NE 1/4
Section 36 T6N R66W, in Weld County.
The purpose of this application is to divide the subject
property into two parcels which can be put to different uses. As
can be seen on the attached map, the parcels are separated
naturally by the Cache La Poudre River. The southern lot is
currently leased by Western-Mobile, Inc. and is being mined for
sand and gravel. Western-Mobile has no intention of mining the
northern lot since it is only 2 .71 acres. It is Flatiron Paving
Company's intention to donate the northern parcel to the Colony
Improvement Corporation for use as an open area between the
Espanola Subdivision and the river. Due to the small size of the
northern parcel and its location between a subdivision and the
river, this appears to be the most suitable use for this land.
